Self-Storage No-Nos

Self-Storage offers its customers a great deal of flexibility of what you’re allowed to store, but there are a few exceptions.   The following list of items are typically forbidden from being stored in a storage unit, make other arrangements for these items to save yourself a headache down the road.

Combustible, Explosive, or Toxic Materials

You cannot store anything that will be potentially dangerous to other tenants or the building itself.  These items include Gasoline, Propane Tanks, Kerosene, Motor oil, Corrosives, fertilizer, spray paint, toxic/biological waste, fireworks, or ammunition.

Perishable Items & Pet Foods

You may not store items that mail spoil or attract pests.  These items include produce, meats, or bread.  You may store canned food as long as it is still factory sealed.

Inoperable Vehicles or Excessive amounts of tires

Storing a vehicle is generally accepted as long as you can provide a registration, proof of insurance, and the vehicle is in good working condition.  However, many stores may prohibit you from storing a non-functioning / project car in fear that the customer will abandon it there and will be left disposing of the vehicle.  The same is true for a large number of tires.  Most facilities will not allow you to store in excess of 4 tires because of the cost of disposing them if they are left behind.

Appliances (plugged in)

Many people store appliances, but it should be known that most facilities will not allow you to plug them in.  Items such as refrigerators, chest freezers, generators or space heaters must be left unplugged throughout the duration of your tenancy.

Plants and Animals

You may not store any type of plant or animal (living or deceased) in your storage unit.  That goes for you as well.  Times are tough, and a climate controlled unit may seem like an attractive alternative to paying rent on an apartment, but this is strictly forbidden.

Other than the items we touched on above almost anything else goes at a self-storage facility, but if you are unsure about something don’t hesitate to ask your store manager.

‘Tis the Season for Thieves to Go Hunting: Protect Your Facility This Holiday

It’s one thing to give yourself a holiday present. It’s quite another to steal that present from someone else. Yes, it’s that time of year again—when some holiday shoppers will help themselves to gifts in your self-storage facility.

As in most cases, thieves will take the path of least resistance. Self-storage properties that are improperly lit, have less than state-of-the-art surveillance, or whose locks and other security can be easily broken will become easy pickings. Conversely, if thieves perceive that they will have to work hard to break in and remain unidentified, they will likely move to the next property.

To help prevent thefts this holiday season and beyond, consider steps to help ramp up security and tamp down the perception of “easy pickins’” by thieves:

1. Enlist local law enforcement to “audit” your property. When you look at something every day, it’s easy to overlook potential vulnerabilities. Bring in an expert from your local police or sheriff’s department (or someone they recommend) to survey the property and identify potential weaknesses, as well as strengths. This can provide an excellent strategy document used to improve security going forward.

2. Manage your reputation. If you’ve been the victim of a previous theft, make sure to correct problems that facilitated it and broadcast those fixes loudly and clearly. A self-storage property in West Virginia was recently subjected to a break-in impacting as many as 80 units. This is on top of a previous break-in last summer. Although the facility had security cameras, they evidently weren’t working the first time. Besides fixing the technology, let everyone know—both through online and on-site communications—that they’re working just fine. That messaging just might have prevented the second break-in.

3. Use common sense. There are always ways to improve security. Periodically look around the property and address any “low hanging” threats immediately. For example, a Florida property recently had 13 units burglarized. An article recounting the break-in pointed out that, “The suspect or suspects pushed the video surveillance cameras up so they wouldn’t record the crime.” Making the cameras less accessible by mounting them out of easy reach is one common-sense step an operator can take. Adding an alarm that will sound if the camera is tampered with is another option. Again, thieves typically seek out easy opportunities. The more complicated it gets, the less likely it is that they will victimize your property.

Spring is in the air

I awoke this morning and I could hear the birds chirping away as my window was open. It is really great this time of the year as the days are getting longer and warmer. It is nice to see the new green on the trees and the flowering trees out.  Now is the time to take out the barbecue and lawn furniture that you may have stored at Storage Station over the winter.  My wife will soon be saying to me that it is time to get the flowers that she plants and hangs around our patio. I must say that she does a great job doing this as it looks great when she is done.  It is also time to clean up the yard by picking up any broken branches and twigs that might be in the yard along with getting the leaves out from any shrubby you might have.  It is also time to take care of the lawn. That means putting down fertilizer with a weed killer, lime and to also thatch the lawn.

I really look forward to these spring and summer months getting together with family or friends and throwing a few steaks on the barbecue and having a few drinks.  I can remember some great picnics where we partied until late in the evening. It is such a pleasure eating outside. My wife and I love to go to restaurants and be able to eat outside especially after a long hard winter.

Since the warmer weather is here you also see a lot more motor cycles on the road. I notice this from our office here as I hear the roar of the bikes as they take them out of their units here at Storage Station.  We do have quite a few tenants that store their bikes here at Storage Station during the winter months.

I can even see a change in our tenants here at Storage Station now that the weather has gotten better.  As I do my tour of the facility and I see them, they all seem to want to chat for awhile. Most all mention how glad they are that winter is over and are also looking forward to summer and planned vacations.  A couple of tenants are going on cruises’ this spring. I mentioned to one tenant that the last time I was on a cruise which was from Cape Cod to Nantucket I did get sea sick. I got sick going there toured the island and felt better but then there was the trip back.  I had a buddy who was in the Navy who described sea sickness this way: He said that the first day out you feel miserable the second day out you wonder if you are going to live or die. The third day out you wish you were dead.  Another family is planning on going to Disneyland in Florida. I told him I was also planning to go there next spring as my granddaughters will be old enough to really enjoy it though I think my wife and I will enjoy it more seeing it through their eyes.

Spring also brings some changes here at Storage Station as we must re-set our timers and take care of the grounds. That usually means the planting of some flowers and the use of some sort of treatment for the elimination of any weeds that may grow. Though sometimes I think that is a losing battle.

Storage Wars, which airs on A & E, has given considerable attention to the self storage industry lately. The show is focused primarily on the persons who participate in these auctions and has the usual drama and excitement, which is a staple of reality TV. If you’re new to the whole self storage game however, we have valuable information that will get you on your way to bidding on and securing your own veritable treasure chest.

Storage auctions are held when a unit renter is unable or unwilling to fulfill his or her part of the contractual agreement. There are a variety of reasons why this may occur – death, the renter may no longer be interested in the items, or simply forgot about the unit. Storage auctions are a bit of a gamble but the mystery adds to the excitement. You might leave with a rare coin collection worth thousands after spending only a few dollars or you might spend hundreds and only leave with a soiled mattress. It is best to inform yourself of the process and be aware of the risk before you decide whether or not to participate.

Finding self storage auctions can also be a difficult task. These auctions are very well sought after and just finding a list of where to look might cost you. A simple Internet search will turn up several sites that will offer you a listing of self storage auctions. Much like foreclosure listings and police auctions, you may have to pay to gain access to a comprehensive list or register on a site in order to bid. Latest Facebook Changes That Change The Way You Can Market You Self-Storage Facility.

In the past few years, Facebook has gotten numerous face-lifts. If you’ve been a faithful user from the start, you may remember when you were limited to including “is” at the beginning of every status update or when you could only join if you were affiliated with a school or workplace. Much has changed for Facebook since then and we’d like to give you a few tips on how you can make use of the newest changes which Facebook has heralded in.

The popular social networking website has updated its features giving users ease of access and the ability to take greater control of their profiles and interactions. The recent Facebook changes offer numerous advantages for those who wish to use it to promote a business. Here are some ways in which the change to the fan page can benefit your self-storage business:

Photo Change

The photo feature for fan pages has been modified to resemble ordinary user profiles. Now company fan pages’ most recent pictures are displayed at the top of the profile. The new photo feature can be found at the top of the profile. This means that you can use this space to highlight some of your storage units for example, or any other outstanding photo that you want visitors of your page to see. Ensure that your profile picture and the corresponding photo strip work together. You can use the photo strip in creative ways e.g. tell a story in pictures or use graphics with different works. Keep in mind that you can choose the default thumbnail that you want users to see by editing your profile picture.

Navigation Change

Previously located at the top bar, tabs have been relocated to just under the profile picture to the left of the page. One downside is that this less prominent placement, is that users might easily overlook it. Therefore, if you have a special picture that or information that you want to share about your storage facility, consider posting a wall post instead. The tabs are now fully customizable when you install the iFrame application so you can choose a custom icon for whatever you tab maybe. For example, you can use a smiley face for the ‘Welcome’ tab.

Wall Filters Change

Instead of wall posts being displayed in chronological order, they are now displayed according to the posts with the most interactions (comments or Likes). This means that if there is a particular discussion, for example, a promotion you might be having, it will be continuously displayed (once it has a lot of interactions) in one of the top posts on your page even if newer posts have been made. You can modify this feature by selecting the drop down menu and choose Top Posts or Most Recent.

Admin View Change

Quite possibly one of the biggest changes is that administrators of pages can now log in as the fan page instead of simply interacting through wall post comments. You can utilize this feature to get notifications when people interact with your page and keep a better track of their Likes and comments. This new feature change is located in the upper right hand corner of the profile. You can select Accounts > Use Facebook as page. There is also flexibility in displaying which pages you like. By using Edit page > Featured, you can choose the top five pages that will show up in your Likes.

Keep in mind that these changes were created to help control the prevalence of spam and assist page administrators interacting better with persons who like their fan page. The best way to make these changes work in your favor is to keep the conversation going with the users of your page and post stimulating content that provokes discussion.

Outside Storage Inconsistencies

It would seem as if different self storage facilities have different ideas on what is acceptable with parking. Many people will allow certain types of vehicle to be stored in their parking lot or inside of the storage unit. This is not a big deal to the facility managers because they just tell the customers what can and what cannot be stored there. For the consumer calling around, to be told no on what another facility told them yes could be nerve racking. It would be good if everyone had the same thought process on parking.
For many storage facilities, out side parking spaces are meant for vehicles that have wheels. I spoke with a young man who wanted to rent an outside parking space to put his canoe. It wasn’t on a trailer. He stated that he didn’t need to put it inside of a storage unit as he was used to storing it outside of his home anyway. Unfortunately this wasn’t an option at a storage facility. The customer tried even harder to convince me that other facilities would store it, it just wasn’t an option for my facility. I didn’t leave him without an option though.

It was a win, win situation for everyone. Now he had room in his backyard to install the new playground for his kids.

We all know of the profession of the Pharmaceutical Sales Representative but very few people know exactly what they do and how they do it.

Many of us would be surprised to learn how they play a role in the everyday life of the medical world. They provide physicians with access to new clinical research studies that they may not otherwise be aware of. Physicians often lack the time necessary to research and learn about new pharmaceutical products that are now available for use, and pharmaceutical sales representatives help save physicians time by providing copies of new studies and other data. The prescription drug sample pharmaceutical sales representatives help provide to doctors’ offices are valuable because they allow patients to begin taking a new medication immediately instead of waiting to get a prescription filled or for us who cannot afford to fill a prescription to be able to try the new medication for their health needs.

To be a Pharmaceutical Sale Representative one must have knowledge of basic human biology, pharmacology and diseases.

They have to be able to explain and answer questions about the drugs interactions or side effects. They need marketing and selling skills and have to be highly motivated.  Pharmaceutical sales representatives must keep up on current medical information and new product technology. Keeping Calm in Troubling Situations

As a property manager, we have to try to be ready for anything that comes our way. Now of course we can only do so much to prepare for different things. In reality we just hope that we do not have to deal with certain things that could possibly come up. If they do, we have to take a deep breath and try to find a solution for the issue. For instance, people will call about billing issues, trouble with the gate, and so forth. This morning, I had a very common problem that had the chance to go either way in terms of it being trouble.
This morning a self storage renter called me who was at her storage unit trying to get the door to open. She was a bit flustered because she was in a hurry to get to a wedding. The wedding gift she purchased was inside of her storage unit and she couldn’t get to it. She didn’t know what to do. She said she came to the office, but couldn’t find anyone to help her. She said was able to get the lock off the door but couldn’t slide the latch over. She ended up calling the number to my facility and I was there to answer it. It was a roll up door so I told her to step on the handle which pulled the door down further so she could slide the latch over. She was elated, grabbed the gift and away she went to enjoy the wedding.
This was a situation in which it could have been very bad. The door was stuck, and I might have had to go out there to calm the customer down or get someone to the facility in order to get the door over. That would have cost the company money. Luckily, I was quick on my feet in thinking and I was able to get the customer taken care of. I was very happy it wasn’t anything serious.

Something About Self Storage

When I sat down today and started to gather my thoughts in an effort to write a blog about self storage it occurred to me that over the past about year and a half I have written a ton of self storage blogs. I have reached out and touched many different topics within the industry of self storage from choosing the right unit for your needs, technology within self storage, boat storage, RV storage and motorcycle storage, stories about tenants within the different Storage Station locations I have worked at, customer service within self storage, Maintenance within self storage, property presentation and curbside appeal for our self storage facilities and really the list goes on and on. One thing that I have realized about self storage is that self storage is kind of like a story. Everyone has a story that they are ready to tell much like everyone that uses self storage has a reason to store and normally there is a story behind why they are storing.

I mean really, there are so many different applications and reasons for people to store their possessions whether they are household items, vehicles such as spots cars, motorcycles, dirt bikes or 4 wheelers or even office files, home furnishing,  contractor materials, stock for local business such as thrift shops and e-bay businesses and the like. Really the list of things people can and do store goes on and on. I always find it extremely interesting to find out why people need to store their items and for what reasons. Not that everyone wants to share their story or has time to but more often than not you are able to get a good idea of what peoples storing intentions are while they come in to shop for and rent a unit. I have noticed more often than not we are really helping out the general public big time with a place to store their things during certain transitions within their lives.

Whether that transition in the particular tenants life is a remodeling of their home and they are looking to store a few rooms of furniture while they do repairs or improvements, downsizing their home because of economical issues, someone who is going through a divorce and needs a place to temporarily put their possessions while they figure things out or even an entrepreneur that is looking to start up a new business and has stock of a product to sell but nowhere to store it. What I am trying to say here is that people are forever changing and people’s needs for self storage are forever changing and you really never know who will come in the door to rent a self storage unit and for what reason and it is not something that you can easily predict. One thing that I have learned and that is very clear to me is that Self Storage is a very much so an on the fly type of business and you have to be ready for anything that comes your way at any particular time.

Ultimately the self storage industry will forever be changing and the need for self storage units for the general public to utilize is inevitable whether it be short term, long term or seasonal use of a unit. I have inquired with many self storage facilities when I need information on storing/renting at a self storage facility. I noticed when I inquire the first thing that is usually asked of me is what I need to store and how long do I need the space that I am inquiring about. Why is this one of the first questions that is asked?

Answer the Phone

When you call a company that you desperately need to get an answer from and they don’t answer, how do you feel? Most people would not really have any kind of emotion the first time they contact the company and they don’t answer. What kind of emotions are flowing through a person who calls a company and they do not answer more than two or three times? How you are getting pretty upset. All you want to do is call the company you need to and get your situation resolved. Why does that have to be so hard? It would seem that everyone has been in this situation once or twice.

As a property manager, you have a lot of things to do that maybe the general public does not understand. All the general public wants to know that if they need you, they can reach you. Sometimes customers do not realize the scope of your responsibility nor do they think that you are human and could possibly get sick. With that said, you also need to have some thing in place to where if you can’t answer the phone, someone else does. If this is not an option for you, then make sure that you have a good messaging system to where the customer can leave a message. The key is returning that customer’s message.

We have all been in that place where a company did not answer our phone calls when we needed them to. It made us very upset and we questioned whether or not we wanted to do business with that company. Don’t let customers think that about your company. Make sure you answer every phone call you can and return every message you get. Treat the customer the way you want to be treated.
