Wow Summer is here

Well here it is another week is about to start. It is Monday morning and I am Just about to go through the golden gate of Storage Station Store on 29 Flint Rd South Toms River. As I am driving around everything is looking good today. The Cars Boats and RV’s and trailer that are store here fine and the units are fine also.

As I drive around I stop and talk to the tenants that are at there units. We all can not believe that it is the fourth of July already. The summer is here and WOW it is going quick. It seems that spring has come and gone so quickly.

We all are happy this time of the year because we can open the windows and doors and let that fresh air in. It always feels good and also the smell of the flowers and freshly cut grass is always a pleasure to smell. But it is also part of our busy season. This is the time when all are looking for a place to store all those things that have been added to the attic or garage during that winter months.

WOW I am excited about this month because it is the month of our independence and yes a lot of fire works shows all around on the fourth and fifth of July and also the time for those backyard party.

This is also the time of the year when all the tenants that have their boats or motor homes or trailers park here come in and get them ready for the July holiday. Most of them take them out for they are on a two week vacation and they bring them back. Most of the tenants that have their boats RV’s or trailers store here come and go with them on the weekends.

We Here at  the 29 Flint Rd in South Toms River, NJ and 25 James St in Toms River, NJ like this time of the year as to the winter months because we are able to get a lot of thing done at each of the locations. I as a manager can get out and around to inspect the building and grounds and see what has to be done.

The summer months are better as to the winter months to get the maintenance done like painting cleaning the outside of the building because of the warm day compare to the cold days during the winter months. A lot of thing that has to be done can only be done while it is at least 50 degrees or better like painting of the outside of the building and the yellow and white lines in the parking area and around the buildings, cutting and trimming of the trees and brushes that are around.

The summer months for all of  us are also busy renting units and outside parking spaces to the new tenants that have come in and like what we have in prices and the right size that they need. The tenants that have rented are also coming in and are transferring to a bigger unit because the things they have collected over the winter months.

Some of the Tenants also come in have a chance to clean out their units and then are able to down size to a smaller unit.

Well it is time to sign off but I like to say to all have a nice and safe forth of July 2012 Holiday and see you next time.

Believe it or not, customers know when they are being sold to. Surprise. That is a shock to many different people or maybe its not. It blows the minds of many that think that managers really do not realize that the people that call them know that they are being sold to. If the managers are not thinking that way, then they might be missing more than just that. Property managers should always have the thought process that they have to win the customer away from whomever the customer called before them. That has to be the objective.

When managers are thinking ahead of the customers they are putting their selves in a good place. I often talk to people who need a storage unit.  It seems that those who need a small space usually store things in totes.  Mostly they store clothes or small items.  I would hate to use small bags or even boxes to store my belongings. Unfortunately there are some facilities that do not do a great job of maintaining their facility and keep the rodents and bugs out. If that is the case then you will have issues keeping your clothes protected.

In addition to that bags can’t hold very much (unless you use a garbage bag), and they don’t stack.  That makes it really hard to organize your space.  If they rip, ALL of your things come out, and they fall over as well. It is definitely not a great idea to keep your belongings in a bag.

People in Management Positions

I feel that everyone should be kind and helpful all the time.  I wrote that statement because so many people in management are not. I went to a local place to pick up some lunch to go today and the people that worked there were rude. I would have to say that they were following what the manager was showing them. Plus on top of the rude stuff from the boss to the workers they had no knowledge of what was on the menu. That falls on poor management skills I think.

If they were trained properly they would know what’s on the menu and how to treat people with respect that a paying customer should have. I am so glad that the staff at all of our Storage Station properties has great management at all times. In the Self Storage industry we see people all the time and it is very important to be professional at all times. We here at Storage Station 2354 Hamburg Turnpike Wayne New Jersey always try to be as helpful as we possibly can . Storage Station employees know what size units we have available at any given time. We have to so that if any tenant or future tenant have a question about them or would like to move in to a new unit we can help with that. We know what inventory we have.

All our packing supplies are handy so we can put the over sized boxes in your car for you. Our management teaches all our staff to teat other the same way you would like to be treated. Win Back “Lost” Potential Tenants With PPC Remarketing

PPC is expensive, and getting costlier by the day. So I find it surprising that many self-storage facility owners are still not taking advantage of the remarketing opportunity in their AdWords accounts. If you are not using remarketing, it’s time to add it into the mix— this is as close to a “sure thing” as you are likely to get in the world of advertising.

What is remarketing?
You’ve probably seen it already. Have you ever noticed that after looking at an item on Amazon, ads for it and similar products appear on every site you visit thereafter? It’s like being haunted by marketing ghosts! What you are seeing is remarketing, and it exists because very few purchases ever happen in the predictable, linear fashion we would like.

Consider it from your customer’s perspective— they might be looking at your website and thinking about a storage unit, but then get distracted by a knock at the door. Or maybe they decide to wait until they are completely packed before making a reservation. This is very frustrating for us as marketers, because we spent a great deal of money on PPC, SEO efforts and other advertising to get that customer to our website in the first place.

That was a highly qualified customer, one who will probably end up renting storage because they nearly made a reservation. The worst-case scenario is that you spent the PPC money, but Big Brand Storage’s familiar sign on the highway ends up getting the rental after you did all of the education.

But all is not lost! If we can find that visitor and get an ad in front of them later, on whatever website they happen to visit, then we might be able to save the rental. That’s the magic of retargeting: You get ad placements on other websites, limited to the view of a customer who already visited your website. This is the most targeted form of display advertising.

How does it work?
Remarketing is actually pretty simple, and thanks to Google AdWords, it’s no longer limited to companies with massive marketing budgets. Here’s how it works: When a visitor hits your website, a piece of code that you built into your website sends data to Google. This lets Google know this particular visitor was on your site. Then, later on, when Google sees this same visitor on another site where they control ad space, they can select your ad and display it to that user. Pretty slick, huh?

In fact, depending on how sophisticated you want to get, you can actually make the advertising even more targeted. Remember how Amazon showed you the specific product you were looking at earlier? You can do the same thing if you have more than one facility. You can show the customer an ad just for the location they were viewing.

So, what’s the catch?
There are two points to consider before taking the time to launch a remarketing campaign. The more people visiting your website, the greater return rate and volume. In most cases, I recommend it is only worth your while if you have at least 1,000 visitors per month. Check your Google Analytics to see if you hit this number (you ARE running Analytics, right?). Secondly, you will have to make some easy changes to the code on your website. If you don’t manage your own site, you will need to get your web master to handle this.

Making it go.
Log into your Google AdWords account and find the “Audiences” tab. Note: This tab keeps moving as Google updates the application, but it’s currently under the “Shared Library” tab on the left-hand sidebar. Click “Audiences” to land on a new screen, where you can click the “New Audience” button. From there, click “Remarketing List,” and then “Define a list of site visitors”.

Yes, I know, Google doesn’t make this as easy as it could be. Don’t get mad at me; just be happy that your competitors are too lazy to stick with this. From there, select “New Tag” and give it a name like “Entire Website,” if you plan to put one tag on your whole site, which I recommend. Save that, and you should see a screen with some code. Just give this to your web developer, or if you are your web developer, place the code before the </body> tag for each page on your site. If you don’t know what this means, your web guy does.

Whew… still with me? I know it is a pain the first time.

So now that you have tagged your site, all that’s left is to create the campaign that will use this data. This is different than your other AdWords campaigns, as those are based on keywords. This is based on a tag of “audiences,” which you earlier defined as all of the people who visit your site. Once the new code is placed on your site, log in to AdWords and create a new campaign. Select a “Display Network” campaign, and you will have the option to choose “Remarketing.” From there, just follow the prompts to complete setup.

Optimizing for the best results.
Given that the campaign is already targeting people who visited your site, you can rest assured your audience is highly qualified. Optimization will focus on writing good ad copy or creating new banner ads. The core goal is to remind people about the benefits of your location, the benefits of making a reservation, and how you differ from your competitors.

If you lock this down, you can expect a couple of extra bookings each month with very little maintenance on your part. Remarketing can take a little bit of effort to set up, but given it’s one of the lowest cost-per-acquisition forms of marketing, I feel it is well worth the effort.

Answer the Phone

When you call a company that you desperately need to get an answer from and they don’t answer, how do you feel? Most people would not really have any kind of emotion the first time they contact the company and they don’t answer. What kind of emotions are flowing through a person who calls a company and they do not answer more than two or three times? How you are getting pretty upset. All you want to do is call the company you need to and get your situation resolved. Why does that have to be so hard? It would seem that everyone has been in this situation once or twice.

As a property manager, you have a lot of things to do that maybe the general public does not understand. All the general public wants to know that if they need you, they can reach you. Sometimes customers do not realize the scope of your responsibility nor do they think that you are human and could possibly get sick. With that said, you also need to have some thing in place to where if you can’t answer the phone, someone else does. If this is not an option for you, then make sure that you have a good messaging system to where the customer can leave a message. The key is returning that customer’s message.

We have all been in that place where a company did not answer our phone calls when we needed them to. It made us very upset and we questioned whether or not we wanted to do business with that company. Don’t let customers think that about your company. Make sure you answer every phone call you can and return every message you get. Treat the customer the way you want to be treated.

Everyone wants to save money

Do you want to save some money on the size of the storage unit that you need?  Make sure that you pack smartly. Getting the right size storage unit at the right price is very important. Many of our storage units on 25 James Street and 29 Flint Road are approximately eight feet high. So with that kind of height you can stack your boxes pretty high and maximize the space within the unit safely utilize all the space that you can in your storage unit.

It is very important for you to make sure that the boxes you have chosen are of high quality and proper dimensions. This will help you maximize the efficiency of your storing space and will provide a much better level of protection to your belongings. Besides that, you are also strongly recommended to use boxes of similar size, as that will make it very easy for you to stack them comfortably in a completely secure way. If you have had your ear to the ground lately, chances are you’ve heard of storage auctions. They are a great way of finding valuable treasures for a fraction of the price. Storage Wars, which airs on A & E, has given considerable attention to the self storage industry lately. The show is focused primarily on the persons who participate in these auctions and has the usual drama and excitement, which is a staple of reality TV. If you’re new to the whole self storage game however, we have valuable information that will get you on your way to bidding on and securing your own veritable treasure chest.

Storage auctions are held when a unit renter is unable or unwilling to fulfill his or her part of the contractual agreement. There are a variety of reasons why this may occur – death, the renter may no longer be interested in the items, or simply forgot about the unit. Whatever the case may be, one man’s loss or trash can be your gain or treasure, if you know where to look.

The process is fairly simple, when the unit is considered abandoned (the terms and conditions of this are outlined in the rental agreement), the storage facility has the opportunity to put the items up for auction to get reimbursement for the rent that is due. Now, here comes the tricky part – unlike regular auctions, you cannot see exactly what you are bidding on. Bidders are given a small peek into the storage facility but are not allowed the opportunity to rifle through the items to determine if they are valuable or simply junk. The advantage of these auctions is that the bids usual start low. In some cases, the items are auctioned off individually and persons are allowed to inspect them. In these situations, the items tend to fetch a higher cost and there is more competition.

You might be wondering how you can determine whether the unit is valuable or trash. The answer is that there is no concrete way to determine this. Storage auctions are a bit of a gamble but the mystery adds to the excitement. You might leave with a rare coin collection worth thousands after spending only a few dollars or you might spend hundreds and only leave with a soiled mattress. It is best to inform yourself of the process and be aware of the risk before you decide whether or not to participate.

Finding self storage auctions can also be a difficult task. These auctions are very well sought after and just finding a list of where to look might cost you. A simple Internet search will turn up several sites that will offer you a listing of self storage auctions. Much like foreclosure listings and police auctions, you may have to pay to gain access to a comprehensive list or register on a site in order to bid. However, if you’re looking for a low cost way to find these auctions, social networking sites can help. If you follow storage facilities on Twitter or ‘like’ them on Facebook, they often post updates of the details on when an auction will be held. You can follow all the self storage facilities in your area and check for those that update regularly.

Like every opportunity, there will be success and horror stories. There are persons who have made a large sum of money from the items they have bought in these auctions. However, there are persons who have lost a great deal as well. If you decide to participate, ensure that you are dealing with a reputable facility by taking the time to do some research before you spend your hard earned cash. Remember, it might be exhilarating finding items in these auctions for a bargain but you probably wouldn’t want to be on the other end. So, if you rent a self storage unit, ensure that your rent is paid before or on the due date in order to prevent your items from suffering the fate of an auction.

OH DEER

This week here at the West Milford’s Storage Station in New Jersey, has been a delightful one, I must say.  The tenants here are wonderfully sweet and happy go lucky.  I look forward to my usual visitors and their jokes and regular chit chat.  But this morning was by far, one of my favorites.   Just a normal day of opening the office, doing my rounds around the property, you know the usual.

Well, I had just come inside from walking the property and was getting my daily emails and mail sorted when I saw movement out of the corner of my eye.  I immediately looked up and noticed that I had a visitor who was slowly walking up our private driveway from Greenwood Lake Turnpike.  I thought to myself “hmmm…THAT is ODD.”

During office and store hours the gate is open so I have regular traffic from visitors inquiring about renting a storage unit and available size options or our Boat and RV storage area.  Many times I will tour the property with visitors either on foot or on the golf cart.

Something about this visitor was different though.    It was a pretty lady prancing all alone.  Now, I know what you are thinking, big whoop a deer!  I know, I know, I have seen hundreds of deer in my yard and in my neighborhood in my lifetime.  They are everywhere.

I don’t know what it is about them but I love them. It does not matter where I see one; I always have to stop and stare at it and get even “closer”.   Well, this time this little lady came right up to my window to eat out of the flower bed.  I was in heaven.  They are so pretty to look at.  I felt like a little girl at the zoo.  My Face practically pressed against the office window with camera in hand.  I am such a nature nerd.  Anyway, it spotted me and started its way into the wooded areas surrounding the property.  Of course I had to follow it!  I couldn’t just stay inside and observe it.  Silly little me, I could not resist, I had to sneak up on it like a ninja, slowly opening the office door with over exaggerated slow motion like movements.  Well, it being a fairly intelligent animal, it instinctively and swiftly ran off into the wooded area surrounding our facility away from this bizarre creature that was closing in on it. I watched in amazement as she leaped over the giant fence that surrounds our property. POOF she was gone.  I was amazed at how high they can actually jump.

Well, it made for an interesting morning and interesting surveillance videos for sure.  Well,  maybe I can start up the very first Storage Station nature tour to include  hawks, turkeys, woodpeckers, owls, cardinals, deer, chipmunks, squirrels, raccoons, and bears OH MY!  Unfortunately, I do not see that in the near future of the Storage Station brand.

For now, I suppose my primary focus will be on those who do not bite or maim. I will concentrate on interacting with my friendly, human tenants here at Storage Station in beautiful nature-filled West Milford New Jersey.   In closing, I will continue to do my best to entertain you with my self storage adventures and assist you with any and all inquiries you may have about self storage, storage units and ALL of your residential, recreational and commercial storage needs.  …. But, I can’t help but wonder what visitors are received at our other New Jersey locations in Wayne, Toms River, South Tom’s River and Middletown New York?
