This is Bananas

Oh, Baby!  It’s a scorcher today.  I love summertime but boy, do I hate this heat and humidity.  Thank goodness for air conditioning.  It is a lovely day here at Storage Station in West Milford, as usual.

The view of the lake from our location is quite torturous for me on a day like today.  The smell of the lake and freshly mowed grass is refreshing.  The lake activity is high with boat enthusiasts and people water sporting, enjoying the water. I look forward to my daily visitors with stories of their adventures on the lake and all the invitations to join in on their escapades.  I have to say West Milford is full of the nicest and most down to earth folks around.   I enjoy talking with them on a daily basis. I have to say though I would absolutely love to hitch a ride on a giant banana while getting towed around the lake by a speedboat!  Now THAT would be some lunch break.  Instead, I will do my office work in the air conditioned office and walk the Storage Station beat making sure things are in order.  Instead of tanning and lounging poolside, I will soak up the sun and sweat in my black blouse and jeans as I hit the blacktop in the Storage Station golf cart.  Not as exciting as a banana boat, but, fun nonetheless.

Now that the heat has really hit, the number of inquiries for Climate Controlled Storage units has increased significantly.  It may be due to the fact that renters are more aware of the heat and high temperatures now or that they just don’t want to move their belongings in the extreme heat and risk heat stroke.  Climate Control, for those of you who are not familiar, is our air conditioned/heated units.  They are on premises at both our Greenwood Lake Turnpike location and our White Road location.  The facilities are heaven for me in the summer.  I could do manual labor in there all day.  Our tenants seem to love the comforts of the controlled temperature they offer in both the winter and the summer for added protection of their items.  The small difference in price is well worth it to them.  The summer months here at Storage Station in West Milford are rather busy.  Inquiries for rentals are never in short supply and the majority of our tenants return again and again.

The fact that our tenants return is no surprise to us. In this day in age, it is extremely rare to find any business or services offered where your name is remembered. These days our very own doctors cannot remember our names.  Storage Station has a small and friendly staff that works well with our tenants and knows them all by name.   Our tenants find comfort in knowing their business is appreciated, they are respected and that Storage Station can be trusted with their possessions.

Keeping the Vinyl Safe: Storing a Record Collection Safely

So, have you been keeping those vinyl records you’ve had since you were a teenager? Or, maybe you’re a budding millennial who happens to like the sound of the vinyl over modern electronic music? Either way, after a while, a record collection can become hard to keep out of the way, especially in an apartment. Those that live in a house are tempted to just throw the excess vinyl in the attic until they need them. But be warned: this is the most effective way to lose that precious collection!

1. Keep it in a sleeve!

Even if you do not have the original sleeve it came in, go and find one to put it in! If you do not, the scratches will only add up with every surface the record touches. So, stick to the rule that if it’s not on the needle, then it needs to be in the sleeve!

2. Always store upright

A lot of people are tempted to make nice little stacks out of their vinyl. However, this is one of the worst things you can do! It doesn’t take much heat at all for the vinyl to start warping downward, and then you just have a big stack of unplayable Frisbee’s.  Whenever you store vinyl, you want to stack them upright like books on a book shelf. Old milk cartons, or even tote buckets, are recommended for easy transport, as well as keeping the vinyl in the upright position to secure it safely for years.

3. Climate Control

This is the biggie! The two no-no’s for storing vinyl are heat and moisture. If you simply stick your vinyl in the attic, around mid-July, the temperature is going to be well past the “safe zone”. Anytime you store vinyl in an attic, you are taking a chance on losing the record forever. And just sticking it in a closet can be just as dangerous. Moisture has a way of building up, and sometimes closets can overheat as well because they are cut off from vents. Climate-control is the key! Find a small climate-controlled storage building, and you have exactly what you need for that priceless collection! If you are just storing records, try finding a 3×5, or even a 5×5, that is climate-controlled and secure. You can usually find these for next to nothing per month! Then put your vinyl collection up for safe keeping until you are ready to slap on some bell-bottom jeans, and relive the 70′s!

Little brothers or sisters are often considered PESTS by older siblings. You know you can’t get rid of him or her until you go off to college, enlist in the armed forces, or runaway to join the circus. Pests are difficult to eliminate. Though you couldn’t stop your mother from having a younger child or more, you can keep pests away from your beloved possessions while in self storage.

Fall is here and for some it feels rather chilly already and it’s time to make room for winter possessions. In putting away summer items, be sure that you’re only storing what you intend to—simply put, don’t store insects and other pests. The following outline of “To Do’s” may appear to be common sense to some, while they may be simple omissions to others.


Step 1

You should first make sure you’re not storing any multi-leg free-loaders or their eggs, before you transport your items to the self storage facility. Simply check your storage bins, boxes, crates—whatever you place your items in for insects, before placing anything in the containers.

Step 2

I know “Thou shalt not kill” is a commandment in the Bible, but I’m not sure if it applies to humans killing critters. Since the USSelfStorageLocator.com office is directly across the street from a nice big beautiful church, I think I’ll go ask the nice pastor if it’s OK to kill insects and vermin. I’m back—she said kill-at-will. Alright, I made that up, but please be sure to get rid of or relocate them, if you, for whatever reason can’t kill them.

Before packing items to be stored, be sure to shake, sift, and comb through possessions, to make sure insects aren’t piggy-backing on items that are to be stored. Cleaning any necessary stored items is recommended—especially if it will help not to attract critters/insects.

Step 4

Don’t store perishable items such as food, sugar, candy, pet food, ketchup, juices, etc. To be safe, we recommend that you not store can foods for extended periods as well .Vermin have such extremely acute senses—particularly sense of smell. This step may very well be the most important; not attracting insects and rodents from the outset may eliminate future aggravation.

Step 5

After you have made sure that everything is critter-free and bug-proof, and then proceed to seal, wrap, and enclose containers and boxes thoroughly.

Final Step

Once you have chosen a storage facility, inquire with management about their exterminating efforts to fight and ward-off invaders. Ask do they have a contracted exterminator, the name of the company, and what is their schedule? As a consumer who values your belongings, it’s your right to inquire about the frequency and scheduling of the facility, to keep your things free of all pests.

Robotic Storage Facility’s Bankruptcy Case Takes A Bizarre Criminal Turn

When Marvin Chaney decided to take his high-end robotic self-storage facility “RoboVault” into bankruptcy this October, things were already a bit odd. The floundering $22 million facility boasted retinal scans at the doors, white glove art handling, and an elaborate robotic retrieval system for sports cars and particularly valuable items. Not that there was any doubt, but Thursday’s court proceedings show that the RoboVault is anything but normal.

Chaney and his attorney Lawrence Wrenn refused to show up to court on Thursday, leaving Judge John K. Olson no choice but to hold them in civil contempt. Federal authorities have been summoned to track down the two men, but it may be hard to find Wrenn, as an affidavit states that he is out of the country and no longer representing Chaney.

RoboVault’s bankruptcy trustee, Barry Mukamal–who took control of RoboVault in November–contends that Chaney misguided the company by going into business with a group of people looking to sell 100-year-old Chinese, Mexican and German bonds. Chaney himself testified that RoboVault became a trading depository for the sale of 30,000 of these bonds, with the facility making $500 for every bond sold.

Chaney and Wrenn disobeyed Judge Olson’s orders to provide Mukamal and his lawyer James Fierberg with the names and contact information for all parties involved with this bond arm of the storage business. Although Chaney and his partners supposedly believe the old bonds are worth millions, Fierberg thinks they may be worthless.

Fieberg has suggested that Chaney was running a boiler room telemarketing operation, selling interest in the antique bonds as part of a Ponzi scheme. Chaney denied the allegations.

According to Fierberg’s court filings, Chaney and Wrenn have “embarked upon a calculated, strategic journey to wreak havoc.” Fierberg contends that either Chaney or someone pretending to be Chaney called in fake 911 calls to Fort Lauderdale police, one of which claimed a robbery was in progress at RoboVault.

Although no official legal representation for Chaney was present in the courtroom proceedings on Thursday, conspiracy theorist and convicted felon James Thomas McBride appeared in court, filing paperwork demanding the case be dismissed.

McBride, who calls himself the “Postmaster General of North America” and claims to represent the pope, yelled at Judge Olson and refused to approach the bench. After being handcuffed and escorted off the premises, McBride was held in custody for five hours and then released on the condition that he attend a January 30th hearing to explain his actions.

Mukamal and Fierberg are under the impression that the court filing and subsequent ranting of the self-proclaimed “Postmaster General” were more attempts by Chaney to disrupt proceedings.

The bankruptcy case is off to an extremely strange start–quite fitting for such an unusual storage business model.

The Complete Guide to Refurbishing Found Furntire: Part 4

We’ve come to the end of the line. You now know where to go to get inspiration for your projects, the basic  tools you’ll need to get started, and some of the most popular methods for creating something fresh and turning old junk into distinctive treasure. Here are our last four tips for turning your uninspired auction buys into one of a kind products that will help you to maximize your profit!

Distressing

Distressing furniture is my favorite restoration method. It is the process of aging or weathering an item to give it an older appearance through sanding, denting, and scraping off the finish of an item. Popular techniques include the wood being hammered softer, or dimpled, bleached, pickled, stained or repainted with crackling paints and varnishes, so don’t forget to come prepared to the party with everything you’ll need to get the job done.  New layers of paint can be watered down before they are applied to allow the wood and other layers to show through or to look more like white washing. Layers of paint or varnishes can be sponged on to create an uneven pattern. After any new paint or layers are applied, the corners and features can be painted slightly lighter or sanded down as desired to appear worn. Steel wool can be treated with vinegar to create an acid oxide, then brushed across a stripped and sanded surface of the piece to create a vintage stain effect. The  end result is a piece that sells like hotcakes with the shabby chic crowd. So don’t get distressed if you find furniture with cosmetic problems because you can easily use these to your advantage! See what I did there? I made a funny.

Repurposing

Repurposing items is another popular way to give new life to something. Why? Because with enough thought and follow through almost anything, and I do mean anything, can be repurposed into a functional piece with everday use. Before you start throwing out anything from a locker, do some online legwork to see what other DIY enthusiasts have come up with.

Reupholstering

Reupholstering is another favorite project among the DIY crowd. This is the process of adding padding, strings, webbing and fabric to furniture.  Furniture would normally include chairs, sofas and loveseats, and other types of seating. It may be necessary to reupholster an item you’ve won in a storage unit depending on its condition or you can add upholstery to items that weren’t previously covered in fabric. For example, my very favorite way to use upholstery is to create upholstered headboards.  Upholstered headboards have been around since ancient Egypt, with the design styles changing enormously through the years.  More modern headboards offer clean lines and comfort. Tufted headboards are my favorite way to use this design feature. This adds fabric covered buttons sewn tightly into the headboard already covered in fabric.

Stenciling

Stenciling has long been a popular DIY staple. Stencils are a great, inexpensive way to get the most out of an old item that needs a minor face lift. Stencils are typically plastic, metal, or paper  cut outs. You can’t walk into a craft store without tripping over unlimited variants. So choose several options to give yourself a selection to choose from. Then you’ll want to decide exactly how you plan to pattern the design on your object to create maximum interest from your customer. Once you’ve done this you’re ready to apply your stencil by placing it against your piece of furniture and using aerosol paint, or traditional paint to create the final design.

As the middle of the slower season for self storage approaches, there is an opportunity to revise pricing strategies without risk. There are three areas to consider when doing this — street rates, existing tenant rates and promotions. Here are some tips to help you rework your self storage rates without doing damage to your bottom line:

Consider occupancy — Ensure that you analyze your base rates every month and use the expected occupancy for upcoming months to assist with your planning decision. For example, if you are located near to a large university, consider increasing the rates of your small units by early March when students begin to inquire about summer rentals.

Set competitive rates — If your rates are already lower that your competitors, it might not be helpful to drop them even lower. Instead, examine why your occupancy rate is low. It might be due to insufficient advertising, poor customer service or lack of web presence. If your street rates are higher than average, dropping them might help to increase occupancy in the short term. However, do not drop the rates for existing tenants because the aim of competitive pricing is to get new customers in the door.

Keep track of Internet specials — You should always be aware of where customers are finding your rates. If they drove by your facility and decided to stop by, there is no need to offer a discounted rate as they were probably planning on renting from you anyway. If they are searching online, a discounted rate would be beneficial since it would help to set you apart from competitors. You can also offer a 'web only' rate.

Change things around — There is a lot of flexibility where price is concerned with month-to-month self storage unit leases. If you normally rent a unit for $99 and offer a discount, you have the freedom to increase this price to the standard rate any time in the future, as long as you give the tenant a 30-day notice. Most self storage operators price their best units at a premium. If your occupancy is low, you can price less desirable units lower than the competition in order to attract price conscious consumers. By doing so, you won't run the risk of pricing all units too low.

Death and Taxes

In 1789, Benjamin Franklin wrote, “In this world nothing can be said to be certain, except death and taxes.” (Of course this quote originates from a politician!) In 2013 this still remains true. Taxes are a necessary evil if your storage auction hobby has turned into a full time business.

Seller’s Permits and Resale Certificates are integral to your business for tax purposes. Here’s where it gets a little tricky. Some states use one term over the other, and some states may combine the two documents together as a single document. Some states may have other names for this as well. For example, in North Carolina, the Seller’s Permit is called a State Sales Tax Certificate and the Resale Permit is called a Tax Resale Certificate.  However, each document serves a unique purpose. I’ve broken down the two terms for the purpose of this blog but you’ll need to find out exactly how things are done in your state. The Sales Tax Clearing House is a great site that shows you each state’s sales tax rate as well as the Department of Revenue website for each state. For most states you should be able to apply for your permits online, or find out exactly where you need to go to do this otherwise.  Don’t get frustrated, get informed!

Seller’s Permit

A seller’s permit is the building block for you to begin reselling the contents of your auction purchases.

This is a permit that you have to acquire to resell goods.  If you have an Ebay Shop or a brick and mortar store, this is something you’ll need.

A seller’s permit allows you to collect sales tax from customers and report those amounts to the state on a regular reporting period (either monthly, quarterly, or annual).1

The Permit is required for individuals, partnerships, corporations, or other organizations to make retail sales or rentals of tangible personal property or retail sales of taxable services unless the seller is exempt from taxation.2

Most states require you to have a Seller’s Permit if you’re going to sell the contents of your storage locker purchases as a full time business. Many states require you to get the permit once you’ve made a certain amount of money (it varies state to state.)  If you’re doing this as a hobby and only attending the occasional auction every few months you may want to hold off on all the paperwork, but be sure to find out the law in your state! Better to be safe than sorry!

Resale Permit

Resale certificates identify a business as having the right to make certain nontaxable purchases. These include wholesale items for resale and items that are purchased for use in the manufacture of products for resale. Resale certificates prevent the double collection of sales tax on products. Sales tax is collected further down the road when the item is purchased by the final customer.3

What this means for you is that once you have your Resale Permit you can bring this with you to auctions and your locker purchases will be tax exempt. When you resell those items you will include a sales tax and you’ll need to report all these purchases monthly, quarterly or annually and will be paying taxes directly to the tax board in your state instead of paying it at the time of the auction.

Once you have these documents you’ll want to make sure that you keep receipts on everything you buy and sell so that you’ll have all your information organized when it comes time to complete your taxes!

A Stolen Corvette and Snakes on Fire: How Unscrupulous Tenants Avoid Criminal Charges

It seems like self-storage is becoming the go-to refuge for shady tenants involved with criminal activity. This week’s stories feature two bizarre incidences of unscrupulous tenants using storage for the wacky and weird.

Man Steals Corvette and Pays $70,000 in Self-Storage Fees 

Back in 1989, gangsters forced an Irish immigrant to rob a bright red Corvette from a Chevrolet dealership in San Diego and immediately drive it to a San Diego storage facility. At the time, the thief’s rent was $50 per month. With his current rent at $300 per month, however, the crook decided he could no longer afford to make the payments.

The thief contacted a lawyer in September, who in turn reached out to San Diego auto theft detective Andrew Spear.

After receiving the call, Spear beelined to the storage facility, where records showed that the man had already spent $70,000 on storage fees over the past 23 years. When the management cut off the lock to the unit, Spear was shocked by what he saw: although the car was covered in dust and sitting on four flat tires, a quick tire inflation and car wash revealed a brand new Corvette with the original sticker price on the window and a mere 67 miles on the odometer.

Due to the fact that so much time had passed and the thief worked cooperatively with police, authorities decided not to place any charges.

Ownership of the automobile was given to the insurance company that reimbursed the Chevy dealership in 1989. The company subsequently sold it to Corky Rice in Glendale, an expert in buying and selling reposed cars. Rice listed the car on eBay, where it was purchased by an advertising executive in Newport Beach.

The Corvette sold for $39,471 on eBay–the manufacturer’s suggested retail price was clearly visible on the front window.

All things considered, this story has a happy ending. The thief avoided criminal charges, and somewhere in Newport Beach, an ad exec is zooming around in a vintage Corvette.

Tenant Sends Self-Storage Facility Up in Flames While Trying to Keep His Snakes Warm

In direct violation of his rental agreement, a Brentwood Self-Storage tenant rigged a heating system and stored six snakes inside a Chesapeake, VA self-storage unit. The tenant converted a 100-watt lightbulb into an energy source and ran an extension cord to several heat lamps in an attempt to provide warmth for his pet snakes.

A two-alarm fire broke out and destroyed 32 units before firefighters were able to control the blaze. According to firefighters, this fire was particularly formidable to contain; several tenants had their units packed to capacity, making it difficult to reach the fire in the depths of the units.

Many tenants are furious that this unscrupulous tenant is not being charged with a crime. Neither local law enforcement nor Animal Control are pursuing a case, as the tenant has been cooperative with investigators, and firefighters cannot definitively say what started the fire.

Brentwood Self-Storage tenant Margaret Bullock was especially distraught when she found her incinerated unit, which contained Christmas gifts for her 4-year-old twin boys and 11-year-old daughter. The storage facility and Deep Creek, Virginia community at large rallied around the Bullocks, donating gifts to their family so that they could have a Christmas.

Hurricane Sandy Update-Flint Road/South Toms River

To Our Valued Flint Rd. Customers,

We hope that you and your loved ones made it through Hurricane Sandy safely.

While your self storage unit certainly isn’t the first thing on your mind at this moment, we wanted to inform you how the facility fared during the storm. Unfortunately the property took on about eighteen inches of water and we suspect that almost all units were affected. The water has now receded.

It’s very important that you come and check on your unit(s) by November 14, 2012. If you are unable to arrive within that time period, we may need to remove your lock and enter your unit. We must do this to inspect the condition of the building and make any needed repairs. If we find that any stored items present a potential health or other risk such as mold, an attraction to rodents, etc. we may needed to dispose of the items to protect the health and safety of all renters, their personal property as well as the buildings themselves.
