Self storage can be used for so many things. Many people typically think that you only need self storage when you are moving from one place to another. There are so many reasons that people inquire about storage from the different property managers that are in your local area. One common use for self storage that people overlook is when they are remodeling. Often times a customer will try to move all of their belongings to another room in their house or to their garage. People in Management Positions

I feel that everyone should be kind and helpful all the time.  I wrote that statement because so many people in management are not. I went to a local place to pick up some lunch to go today and the people that worked there were rude. I would have to say that they were following what the manager was showing them. Plus on top of the rude stuff from the boss to the workers they had no knowledge of what was on the menu. That falls on poor management skills I think.

If they were trained properly they would know what’s on the menu and how to treat people with respect that a paying customer should have. I am so glad that the staff at all of our Storage Station properties has great management at all times. In the Self Storage industry we see people all the time and it is very important to be professional at all times. We here at Storage Station 2354 Hamburg Turnpike Wayne New Jersey always try to be as helpful as we possibly can . Storage Station employees know what size units we have available at any given time. We have to so that if any tenant or future tenant have a question about them or would like to move in to a new unit we can help with that. We know what inventory we have.

All our packing supplies are handy so we can put the over sized boxes in your car for you. Our management teaches all our staff to teat other the same way you would like to be treated. I know all of our moms have told us that very same thing a time or two.  Self Storage is a growing industry and at Storage Station 2354 Hamburg Turnpike Wayne New Jersey I think we are a cut above the rest if you will. This is because of our customer service skills that we show every time someone walks through the door. Even on the phone we give the same respect to our customers. I understand that people have bad days everyone have them here and there. The key is to leave your issues at the door. You have a job to do and people can see if your day is not going well. Customers will not want what your company is offering if the staff member has an attitude or just looks like they do not want to be bothered. It is human nature to be in a mood sometimes but it takes a better person to not take it out on people that did not cause to be that way.

We all know that any kind of retail job is stressful. Self Storage is not any different we deal with the same people you do. The only difference is that our managers take pride in what they do every day. Some people have that way about them and can stay calm in situations that others may not handle as well. Storage Station managers understand that issue may come up and we are here to help fix them in the best way we know how. At storage Station we would like to think of all our tents as an extended family. This comes from having good people in management positions in our companies.

Sometimes everyday life can be monotonous, boring, and worst of all, stressful. Long hours of work, not enough rest, and doing the same job every day can be an extreme mental challenge. 69% of employees report that work is a significant source of stress. Furthermore, 51% of employees claimed to be less productive at work as a result of stress. No one wants, or needs this stress holding them back—no one needs to carry the unnecessary burden of stress!

I’m a wilderness survival instructor, so naturally, I spend much of my time in the wilderness. I eat in the wilderness, sleep in the wilderness, and because of that, I need to equip myself to put up with everything that the wilderness can throw at me. What I don’t use, I keep it safely stored in a self storage facility near home. I have been to many different parts of the country, learning the tricks, and building the strength it takes to survive in the wilderness.

Though I’m an experienced outdoorsman, stress still oozes from my pores when I step foot into a barren wilderness, yet over the years, I’ve learned to overcome it by maintaining a good survival mindset. Even with unnecessary noise, task burdened people, and the stress that comes with everyday life all gone, the wilderness holds a new form of stress. For this type of stress, there is a simple method to (as an old timer used to say to me) keep your head on straight!

The method to achieving a survival mindset is the STOP method.

The S stands for “sit.” When you get lost right away, you won’t want to admit it. Usually, people end up denying the truth that they are lost and continue wandering further and further off the beaten path, in search of something familiar that could point them home. In reality, the best thing to do is to stop and sit! Don’t get more lost than you already are! Sometimes I feel that this is the same as working a hectic day. You’re not always in the right state of mind. You need to sit. Luckily, in the city you get a nice, comfy Lay-Z-Boy, instead of a log!

The T stands for “think.” When you finally get focused, think about the events that occurred before you became lost. Is there a simpler way to find your way back to the trail? Is there a better way to determine which direction you are facing than staring into the sun? Of course there is! In order to figure these things out, however, you must clear your head, take a deep breath, and determine the outcome and the steps it will take to achieve it. This strategy can also be applied when handling stress. Clearing your mind, deep breathing, and focused thoughts are always a good place to start. Think of the desired outcome (which most likely be relieving the stress) and think of the steps that will get you to that point!

The O stands for “observe.” Did you pass any landmarks that may be recognizable on a map? Did you pass a creek that leads back to camp? Take time to listen for the sounds of any hikers of vehicles passing by. Who knows, you could be a short distance from a road, and that means safety! In the workplace, this could mean finding possible ways to make your day more enjoyable.

The P stands for “plan,” and it’s the part of the STOP that leads you to success, whatever your situation may be! Plan what your next step is, then act on it. It could mean sitting and trying to signal for help, or deciding to hunker down for the night. In the city, you have to plan for success every day, in most everything that you do. Plan on being on time to work, and getting enough sleep each night to be fully rested. Plan on joining, or starting a wellness group with people from work.

Keep these tips in your back pocket, both on the trail, and at home in the city. Hopefully, you’ll never have to use them in a survival situation. If you do, you’ll be ready!

Take Care of the Customer

Property managers are more than happy to help the everyday storage customer any way they needed it. Not every customer can be helped, but a good property manager will give a valiant effort and do what they can in order to take care of the customer. That is the name of the game, taking care of the customer. If you are in the position of property manager and customers walk out of the store unhappy, you are at fault. There are currently property managers in the self storage industry that will consistently turn away a ready to rent customer. They have to weeded out and terminated. Why though would a manager treat a customer that way?

As a property manager you have to do your best in order to get customers to rent with you. The more people that rent with you, the better you look and people will start to realize how great of a facility you have. The more you help a person the more the word will spread. Some managers will say that it is not a hard task to rent to people. The people walk into their facility and say that they need storage and the manager finds what they need then rents them a space. Some managers are very good about renting spaces to people who walk in their door.

Many people say that customer service is lost and no one has great customer service any more. That can not be further from the truth. In the self storage industry some property managers say that having great customer service over their competition wins them customers. If you look at other companies some will not take the time to do different things in terms of how they treat the customer. Some places might not even acknowledge the customer just walked in the door. How can you expect to get more people to rent with you if you can’t even say hi as they walk into your establishment?

Customers pick up on how they are treated in a self storage facility. They just want to be treated the way they feel they deserve. Now there are some companies that decide to take it too far and might go over the top when it comes to their service. They also have the possibility of scaring people off. No customer wants ridiculous service when they just simply want a storage space. We need to make sure that we just are doing as the customer wants and sometimes go above and beyond to ensure they know they are getting taken care of. Property managers make sure that they are fulfilling any promise to the customer. That will get you the most recognition when you follow through with what you told them. Customers will find out about your facility from all kinds of different ways. Now that they found you and they meet you, it’s time to razzle dazzle them. Of course do not be fake and just show them what makes your company stand out over theirs.

Don’t Let the Clutter Win! Organize Your Self-Storage Unit

If you’re anything like me, being organized is about as likely to happen as my ’89 Bronco getting good gas mileage (it’s okay Bertha, I still love you). However, the effort needs to be taken to get a storage unit organized in order to keep your property safe, easily accessed, and to maximize the potential of the storage units floor space. Use these helpful tips that I’ve seen implemented to improve your chances of actually finding what you’re looking for when you visit the unit.

Before You Pack
A lot of people shoot themselves in the foot right off the bat by not transporting their property in an organized way. Think about what items you will need the soonest, or the most frequently, and move those aside until the end. Pack up and transport your largest items first since you will want them towards the back of the unit and to fit smaller items around them.

Proper Containers
Too often we open up a storage unit before an auction to be accosted by a damp, musky odor. This happens when items like paper documents or clothes get stored improperly and mold can take hold. Avoid using plastic trash bags to keep moisture sensitive  items in since plastic does not breathe and moisture can easily become trapped. Use cardboard boxes instead. Not only can air circulate easier, but they stack easily and will not crush the items inside them like a bag will.

The Floor Plan
It might seem counter intuitive to leave a path – either down the middle or along a wall – since it takes up floor space, but you’ll be thanking yourself when you have to get something from a dark corner in your storage unit. I have to shake my head and sigh whenever I see some poor sap gutting their entire unit out just to get to one particular box. Save yourself the heartache and give yourself a way to get back there.

Organization and Safety
Everyone has different needs when it comes to a storage unit, but there are still some general organization tips that everyone can follow to make their lives a little easier when it comes to finding stuff and keeping their property safe.

  • Label. Everything. I don’t care who you are, all cardboard boxes look the same after you haven’t visited a storage unit for a few months. Make sure your labels are descriptive as possible as well. Instead of having five boxes labeled Kitchen, have them labeled Kitchen Cutlery, Kitchen Glassware, and so on and so forth.
  • Birds of a Feather. A good way to lose track of things, even if they’re labeled, is to scatter boxes willy-nilly throughout the unit. Take time to group like-minded boxes together, and I even suggest mapping out a bird’s eye view of which groups are where within the unit. This might sound like overkill, but it truly helps especially with the larger self-storage units.
  • Physics! Okay, I don’t understand physics, but I do know that it is best to place the heaviest items and boxes on the bottom. This helps to keep your items safe since it will be less likely for something to get crushed, and the boxes will be less likely to shift around and potentially fall.
  • Dust, the Silent Killer. Sorry for the dramatic phrasing, but dust can wreak havoc on appliances and electronics if they’re left stored for long periods of time. A friend of mine lived in Korea for a few years and used a self-storage unit to house his washer and dryer, among other items, while he was away. Upon his return he found the appliances to be filled with dust, and in a fit of glorious irony he discovered just how difficult it is to clean a washer. Take the time to cover and protect your items from dust, and other nuisances.

Take the extra time to organize your storage unit. Even if you don’t think you’ll need to access it in the near future, who knows what the future will bring? An organized unit saves a user so much time in the short, and long run.

Inside Self Storage World Expo Debut a Success

Las Vegas, Nevada is known for many things and having a good time usually is first on the To Do list when visiting for leisure, or in my case work. So USSelfStorageLocator.com staffers left balmy South Florida for the steamy city of big lights in the dessert, on a mission to display our website and what we have to offer to all in attendance. USSSL staff bonded for one common cause/goal. Oh yeah, we had a wonderful time in the process at the 2011 ISS World Expo March 14-16th.

USSelfStorageLocator.com was in the building and from the minute you entered the ISS World Expo our presence was easily visible. I’ll get back to that later.

On the first day of the conference the entire USSSL staff was swamped for hours, as owner/operators and managers signed up and inquired about our great product. Our 10x20-booth was energetically-bustling with interested parties to the point where all four of our computers were constantly occupied—simultaneously for hours. In an effort not to inconvenience those waiting patiently, we “zapped” (collected) contact information from interested patrons, and reverted to having individuals fill-out manual forms that contained pertinent information such as “number of facilities” and “management software” while also accepting old school business cards.

Prominently an 8 x 4 ft. USSelfStorageLocator.com sign was noticeable as soon as attendees, speakers, and exhibitors entered the expo area. If by any chance the first sign didn’t catch your eye, another hugantic sign which offered early “flight check-in” capabilities, was sponsored by USSelfStorageLocator.com and positioned for those wanting to take advantage of receiving their tickets/boarding passes safely away from the hordes at McCarran International Airport. On the final day of the expo, predictably, the station was steadily busy—however not exceeding four people in line at a-time.

Finally our esteemed CEO Victor Dante and the lovely Ms. Grace sauntered around the showroom floor and met with exhibitors who were diligently working their own booths. This casual form of networking will no doubt result in positive relationships for years to come.

All-in-all the USSelfStorageLocator.com team was well received and we look forward to doing business with all the wonderful folks that took the time to sign-up or simply came by to say hi. We evidently made a big splash by the turnout and we intend on riding this wave all the way to THE TOP.

What would you do if you walked into a facility that was completely disgusting? Most people would turn around and walk back out. Other people might consider still going through with renting a storage space. Would it be different if the manager told you they had a nice and super clean facility on to find out they were lying? How would that affect your self storage experience? Would that make you not trust other things they said or did? If you say no to this question, you are definitely in the minority.
Many managers ask the customer they are speaking with over the phone that they invite them to come down and see the facility. They do this for a couple of different reasons. They do this to get the customer to compare different facilities and also to get the customer to come down to their facility. Many property managers think that if they can get the customer to come in to their facility, the customer will rent from them. They believe that they have the best of what is offered in the self storage world. The property managers also want you to see how their competition does not take care of their property. This is to their advantage.
What makes a customer decide to rent a storage space? This has been the age long question that many owners have contemplated. There is not a unique system of things that can help one facility rent more spaces than the next one. One of the things that can help a property manager with getting the customer to decide to rent with them is deciding to be completely truthful with the customer. If you tell the caller something about your facility or what you can do for them, follow through with those thoughts. If you are asked something by a customer and you are unsure whether or not you can do it, tell the customer that. Do not make a promise that you can not keep.
The disconnection between the manager and the customer sometimes is the expectations of storage. If the customer comes down to the facility and they see something completely different than is described then they will not be pleased. So when you tell the customer about your facility, be as truthful as possible. It is completely ridiculous to think that you can lie to a person and it not come back to bite you. It is very simple to sell to the customer what you have and hope for the best. The customer only expects you as a property manager to give accurate information.
The customer will go down to the facility that they believe is the best for them. They will visit as many facilities as they feel they need or not visit any facilities at all. It is there choice. Always be ready for a customer when they come into your facility. It is always great when the customer ahs already spoken to you and now they see they can trust you as you have told the truth about your facility. When you ask the customer to come on down to your facility, you are inviting them into your world of self storage. You always want to put your best foot forward. There is nothing like hearing a customer come in telling you that the competition’s storage units are disgusting while yours are spotless.

Forum Post: Recycle Cigarette Butts to Earn Money for Charity

Instead of just collecting cigarette butts in indoor and outdoor ashtrays and throwing them away, facilities managers can recycle them to earn money for Keep America Beautiful.  Santa Fe Natural Tobacco Company partnered with recycling pioneer TerraCycle to launch the Cigarette Waste Brigade, the first cigarette butt recycling program to operate in the US. The free program allows managers to send in tobacco waste for to be recycled.  For each pound of waste collected through the Brigade, $1 is donated to Keep America Beautiful.  

The building or facility's participation in the Cigarette Waste Brigade is something that can be communicated through posters and fliers available on TerraCycle's website, adding a feel-good, environmental layer to tenants' experience.

Both the Ocean Conservancy and Keep America Beautiful have strong statistics showing cigarette waste is one of the most prevalent forms of litter worldwide, with 65% being improperly discarded.  KAB even estimates that 38% of all roadside litter in the US is tobacco-related. But even the butts that are "properly" disposed of are sent to a landfill, where they take up space and can leach chemicals into the ground.  Instead, butts recycled with TerraCycle will be pelletized and used to make industrial products like shipping pallets.

Opening The Account In North Carolina

While most of our guys were in Georgia hitting the WBL group ride, and some of our guys were in Tucson, putting in long sunny miles, 2 of our Winston-Salem locals opened the team account for the season at the Giordana Wolfpack Classic road race in Apex, NC. Jon Hamblen and Nathaniel Ward decided to get some early season speed training in, and represent the team jersey near the home of one of our sponsors, The Happy Tooth Family Dentistry.

 

Our guys put on a clinic, with Hamblen going to the front an hour into the race to put in one of his trademark “who the heck is pulling?!” pulls, and Ward then jumping the gap to the established break, and eventually winning the 11 man sprint by a comfortable margin for the team’s first “W” of the season. May it be the first of many!
