Don’t panic when you have to relocate

Is there a move in your future? Have you been transferred to a new job in a new city? Do you have to find a new place to live? Are you walking around in your current home wondering how you are going to get all of that “stuff” packed up, shipped, and settled in your new home? Are you about to panic? Well, don’t panic. We have good news. If that move to a new home is on your horizon there is help available, just for you, and you even have options.

Relocation services direct and manage the process of relocation including finding a new house, finding a school for your children, and even helping to find a job for your mate or partner. Their services are available, not only domestically, but also if you are relocating overseas. Relocating services make your move an almost turn-key operation, which leaves you free to concentrate to acclimating to your new job much more quickly. Many multi-national employers use relocation services to give their employees the assistance and freedom they need.

Moving companies have been around for a long time and they can do many of the things that relocation services do. Did you know that movers will pack your things, load, unload, and unpack for you all for one price? The moving company will send an estimator who will look at how many rooms you need to move, estimate the number of boxes that will be needed and schedule a packing crew for you. A couple of days before the move date, the packing crew will come in and have your things in boxes and ready to go on moving day. When the truck arrives on moving day, the movers load it up and head for your new home. On the other end, another crew is waiting for your things to arrive. They will unpack and place your things as you direct.

Something fairly new to the moving scene is the portable storage unit or pod. Now, we have seen shipping containers for years. But not too long ago, containers began to be used for portable storage. When you think about it, they are a natural choice when a move is necessary.

When you call the portable storage company, they will send you a container to fill. You can pack your things at your own pace and fill the container. When it is full and you call, the container storage company will send a truck to pick up your container and deliver it to your new address. You can then unpack at your leisure.

Here’s the best part of using a container. All the items that have been in the attic or taking up space in the garage can remain in the container when you arrive at your new address. Instead of unpacking them, call the storage company to pick up the container and store it for you just like a self storage unit.

Good luck in your new home!

Top 5 Mistakes in Self Storage Online Marketing

Managing the day-to-day activities of a self storage facility takes a lot of work and having to oversee various marketing initiatives is a big responsibility all on its own. Many self storage business owners fall victim to some of the most elementary mistakes in online marketing, either due not having enough time to properly manage these initiatives or lack of experience. Whatever the case maybe, here are a few pitfalls to avoid:

  • Not claiming your business’ Google Place page – If you have already invested in SEO for your website, Google Place can help your self storage business to show up in more local searches as well. Claiming your page allows you to not only monitor what is listed about your business, but also to gain a valuable place in the Google’s organic search.

  • Neglecting to check online reputation – It is imperative that you are aware of what is being said about your business online. Declining to respond to negative reviews online could potentially cause you to lose customers, especially if those reviews are made on sites that rank well in search engines. Constantly monitor your online reputation and address any negative comments as well as encourage people who write positive comments to share them with others.

  • Not optimizing landing page for conversions – The goal of your online marketing efforts should be to get people to rent a self storage unit once they visit your website. If the landing page is not set up to do this, then you could lose valuable business. If your business does not allow for online reservations, then ensure contact information is prominently displayed so that customers can easily get in touch with your business.

  • Failing to locally target your audience – If your self storage business is located in Florida, then advertising in the New York market would not be as effective as placing local ads. There might be a few customers located out of state who would be interested in self storage in your area but the majority of your potential customers will be local. Locally targeting your online marketing efforts is cheaper than running a national campaign and there is less competition.

  • Online Marketing Mistakes

    Online Marketing Mistakes

  • Not tracking online marketing efforts – One of the best things about marketing your self storage business online is the ability to track your efforts. You should not only monitor where the traffic to your website is coming from but also what happens after potential customers arrive. Are customers filling out your contact form, contacting your business or leaving soon after they arrive on your website? If you are unaware of the results of your online marketing efforts, then it will be impossible to capitalize on them.

  • If you are guilty of one, two or maybe even all of these online marketing mistakes then it is not too late to turn things around. USSelfStorageLocator.com has many articles with smart online marketing tips for your self storage business which will help you to make the most of marketing your business online.

    Why use business storage?

    Business Storage

    Business Storage

Business storage is a storage facility that allows you to have extra space away from the office. The advantage is that you are able to prevent yourself from being tied up with a long-term lease and at the same time reduce your rental and other business costs. You don’t have to add additional space for your lease.

With business storage, you can actually pay just for the self storage space you will need at any particular time. Here are a few reasons why you may need business storage:

    • Renovation or transferring to another workspace. While your office is being renovated, you can still make use of available space and continue with your operations by storing seldom-used office equipment and inventory in an alternative facility.

A Guide to Using Cloud Technology for your Self Storage Business

As technology has been rapidly evolving, the buzz in the world of business surrounding cloud computing has increased. This refers to using remote servers to store, manage and process data instead of local servers. You might be wondering what benefit, it any, this new technology has to your self storage business. After all, technology is only significant if it can add to your business’ bottom-line and not simply because it is popular at the moment. The good news is cloud computing can allow you to deliver service to customers quickly and more cost-efficiently.

Cloud computing provides the ultimate performance upgrade for eliminating old and outdated business practices. Examples of cloud technology for small businesses include the online version of QuickBooks, email programs like Constant Contact and MailChimp, SurveyMonkey’s voice of the customer-survey system, and social media sites. Other top, affordable cloud services are OfficeTime for productivity, Mindimo for project management and Salesforce for customer relationship management (CRM).

The low cost of cloud technology makes implementation easy. Since the services are based on the Internet and supplied according to demand, there is never the fear that you will be fronting the costs for something you don’t need or utilize. Self storage vendors have invested in cloud computing to offer more cost-efficient solutions to operators. The absence of a large upfront investment gives self storage operators more flexibility in making changes to the business.

When looking for cloud computing solutions for your self storage business, there are certain features that should be present – the price should be competitive, it must be easy to implement and/or change, and require little support from you. Also ensure that adequate security measures are in place and your information is synced across all devices. When it comes to storing your self storage business data on the cloud, you can initially start with a small amount of storage space and then assess your needs.

    Cloud Technology

    Cloud Technology

Storing and consuming data and accessing applications on the cloud, will allow you to serve customers in newer and better ways. Cloud computing gives you the opportunity to explore new services with little risk. Start small, test out a few applications and then, once you're ready, take on some of the bigger IT decisions such as moving your self storage customer database or email system to the cloud.

    Outside Storage Inconsistencies

It would seem as if different self storage facilities have different ideas on what is acceptable with parking. Many people will allow certain types of vehicle to be stored in their parking lot or inside of the storage unit. This is not a big deal to the facility managers because they just tell the customers what can and what cannot be stored there. For the consumer calling around, to be told no on what another facility told them yes could be nerve racking. It would be good if everyone had the same thought process on parking.
For many storage facilities, out side parking spaces are meant for vehicles that have wheels. I spoke with a young man who wanted to rent an outside parking space to put his canoe. It wasn’t on a trailer. He stated that he didn’t need to put it inside of a storage unit as he was used to storing it outside of his home anyway. Unfortunately this wasn’t an option at a storage facility. The customer tried even harder to convince me that other facilities would store it, it just wasn’t an option for my facility. I didn’t leave him without an option though.
Luckily I had another option which was a drive up storage unit and it was a 5×15 unit. It wasn’t very expensive, it met the needs of the caller and it came with great security features. It was a win, win situation for everyone. Now he had room in his backyard to install the new playground for his kids.

Important facts when choosing a self storage insurance tenant program

When selecting an insurance program for your tenants, price is an important factor but it should not be the only thing that influences your decision. Tenant insurance programs come in two forms - mail-in and pay-with-rent. Mail-in programs have no administrative fees and do not require as much work from the facility owner. The pay-with-rent option give the customer the ability to include the insurance premium with each monthly rental fee. The facility is then responsible for keeping a record of the transaction and all other administrative duties. Here are some important things to consider before undertaking this process:

    • Choosing an insurance partner - You can review a wide range of insurance providers in order to find the best match. Check to see what programs they have in place to increase tenant participation and whether or not they are willing to train your managers, prepare marketing materials, and assist with the creation of letters and emails to send to your clients. Financial stability is also another key area to look at when choosing an insurance partner since you want to make sure your tenants are properly covered if they file a claim.

      • Review the benefits - Always ensure that you have a proper understanding of the benefits that will be provided. Some policies offer a flat rate for the facility compensation portion while other include a total percentage of the premium. It is critical to fully understand which selection you are choosing and determine which is the better financial option for your organization.

Avoiding Improper Use of Storage Units

Self storage offers a convenient way to store many extra items for your home and/or business. However, due to misinformation, people often try to store items that are strictly prohibited. Before renting a self storage unit, take note of the following items which are not allowed:

    • Flammable or Combustible material – Items such as gasoline, compressed gas, propane tanks, kerosene, lamp and motor oil, acid, grease, corrosives, fertilizer, paint, cleaners, chemicals, narcotics, or hazardous, toxic or biological waste. Asbestos or products containing asbestos are not allowed. You also cannot store fireworks, explosives, weapons or ammunition.

    • Perishable food items – While its acceptable to store canned items, perishable food items such as cereal and meat are not allowed because they can spoil and attract pests.

    • Medical equipment and supplies – If you are a pharmaceutical rep, you may find that a self-storage unit is a convenient place to manage medical supplies and pharmaceutical samples. While most supplies are acceptable, radioactive equipment – or anything that contains radioactive materials – cannot legally be stored.

    • Tires and Non-working vehicles - Storing vehicles is generally acceptable, as long as they are registered, insured and operational condition. Most facilities will not allow you store more than four tires in your self-storage unit because of the cost to dispose of them if you abandon your self storage unit.

    • Construction equipment - If you work in construction, it can be convenient to stop by the storage unit on the way to the site and pick up the equipment you need. However, check with the self-storage facility storing construction equipment. Some equipment – for example, equipment used to locate underground water – is prohibited.

If you are unsure about the items that can and cannot be stored, contact the self storage facility in advance before you move in.

Forum Post: The pros and cons of multi-provider

Using a multi-provider service environment means the providers are only accountable for the scope of services they provide. If there is a service failure, the service desk must do a more thorough level of triage to determine which provider should get the initial incident ticket. That initial diagnosis may or may not be correct, and there may be subsequent hand-offs between providers until all parties work together to determine the actual cause of the failure.

This activity can present issues in actually getting incidents resolved in expected time frames. For example, if the restoration of service SLA is within two hours, the clock starts ticking only when the final owner of the incident gets the ticket from the resolution queue. Any time spent triaging where to assign the incident ticket does not count against the provider resolution time.

Good Vibrations? Beach Boys Collection Released From Miami Self-Storage Unit

If Kobe Bryant’s memorabilia ends up going to auction in New Jersey, it’s expected to fetch a hefty $1.5 million. However, this pales in comparison to what’s going on across the Pond this month.

Original music manuscripts, handwritten letters and musical scores from legendary American surf rock band The Beach Boys are hitting the auction block.

Until May 15, Ted Owen, proprietor of the London auction house Fame Bureau, is accepting bids for 2,000 pieces of Beach Boys memorabilia–appraised at $6 million to $8 million. In addition to Brian Wilson’s handwritten notes, there are photos, signed contracts, a box of Stetson hats and a copy of the band’s first royalty check ($990 for “Surfin’ U.S.A.”)

    small three

For three years, The Beach Boys goods were kept in a Miami self-storage unit. After a convoluted, eight-year legal battle–during which six different parties, including the remaining Beach Boys, fought for ownership–the items finally are going to auction.

This auction has been a long time coming, and Brother Records, the band’s corporate entity, is none too pleased.

After the legal battle and binding arbitration, a group of investors finally were allowed to sell the band’s items (perhaps not a great sign for Kobe Bryant). According to the arbitration, Brother Records can receive only the first $1 million from the sale, much of which will go toward legal fees. However, Brother Records can keep any amount greater than $6 million, should the items go for that much. The rest of the proceeds will go to six other, unrelated investors, including Florida investment banker Baruch Halpern and the widow of a New York firefighter.

Incidentally, the remaining Beach Boys are rather litigious; band members Brian Wilson, Mike Love and Al Jardine have been embroiled in lawsuits among themselves for decades. The other founding members of the band–Brian Wilson’s two brothers, Carl and Dennis–are dead.

The Beach Boys are one of the most influential rock bands of all time, and this auction is sure to take the memorabilia world by storm. If you love The Beach Boys and have $6 million or so to burn, email ted@famebureau.com to make an offer.

How to Choose a Self Storage Unit

Self storage units can be used for many purposes. Perhaps your house has gotten too cluttered and you would like to organize items by season and put them away into a self storage unit. Maybe you need a self storage unit to store some of your play items like a boat, RV, or second automobile. Or maybe you have important documents taking up space so you need document storage. Possibly you are moving and need an interim solution to keep your items safe and secure during the move. You should organize your items as much as possible into boxes before choosing a self storage unit so that you know what size unit you might need. There are several considerations you should think about before renting a self storage unit.

First and foremost, you should consider price of the unit. Some of the larger chains with self storage units have higher prices than the smaller independent self storage businesses. But, some of the larger chains may have more amenities that you are looking for. Also, consider the promotional deals the facility is offering. Sometimes you can get the first month free, a free truck rental, free moving boxes, and other promotional items. When comparing self storage places, see who has the best deal for you. Self storage units generally increase in price by size, the larger unit you get the higher the price. However, this is not always the case, as some units may be more difficult to get to and therefore are a better deal than some of the smaller, more easily accessible self storage units.

Think about how long you are going to need storage. Will this be a short-term solution, as in the case of a move, or will you need storage for the long-term? You can get better prices the longer of a time you can commit to using a self storage unit. However, there are places that will rent self storage units on a month-to-month basis. When considering what size of a unit to get, you should go with the smallest size that will reasonably hold all your items. You can measure items before placing them into storage and get an estimate of size that way. Also, most self storage unit businesses provide estimate guides as to how much each size storage unit will hold.

Decide what amenities you need to have with your self storage unit. Do you have important documents or other items that could be damaged by extreme heat or extreme cold? In this case, you should choose document storage that is climate-controlled. Humidity and temperature are the leading causes of damage to items in storage. Climate-controlled storage may be more expensive, but if you have items that could be damaged, then climate-controlled storage is an excellent option to protect those items. Do you have large items that cannot be carried upstairs? Then you will definitely want to consider drive up storage. With these self storage units you can drive right next to the unit and unload your items directly from your vehicle into the unit. Drive up storage units are more convenient but you do pay a higher price for that convenience.

Taking all of these factors under consideration should help you move forward in deciding what the next step to take is as far as your storage needs. Before long, your house will become more organized and you will rest easy knowing your items are safe and secure in a self-storage unit.

Florida Cops Find Man Cooking Meth and Living in Self-Storage Unit

A self-storage unit in Florida appears to have been doing double duty as a meth lab and a home.

After receiving an anonymous tip, police officers arrested Steve Williams at a self-storage facility in the Orlando, FL, suburb of Longwood. Williams, who’d been living in the storage unit with an unidentified woman, was arrested Tuesday for allegedly cooking methamphetamine. Inside the storage unit, authorities found an air mattress, a fan, plastic beakers, and the chemicals needed to cook meth for personal consumption.

Aside from bombs, meth labs are the most dangerous thing authorities find in self-storage. Explosions are quite common, and even a tiny operation yields a great deal of chemical waste, which also is combustible.

    four

In fact, authorities think the smaller meth cooking operations are more dangerous than the larger ones. One wrong step during a “shake-and-bake” or “one pot” synthesis will produce a giant explosion. Because of laws cracking down on the sale of pseudoephedrine (Sudafed and Claritin), more and more meth users are opting for the shake-and-bake method.

During this method, the meth cooker pours lighter fluid, sodium hydroxide, the lithium strip from a AA battery and cold medicine (or a cold pack) into an empty water bottle. Then the user shakes the bottle while periodically allowing oxygen to enter. Even during a well-executed shake-and-bake cook, flames form inside the bottle. The process is absurdly dangerous, as the combination of oxygen, water, sodium hydroxide, lithium and ammonium nitrate makes an explosion quite likely. The lithium strips alone will respond violently to water, and even sweat from the user’s hands can cause an eruption.

In Steve Williams’ case, the authorities found him before a bottle blew up in his face; however, not every meth user is so lucky.

If you are self-storage owner or manager, be sure to patrol your facility daily to check for signs of crime. Whenever you detect ammonia, vinegar or any other bitter aromas coming from a storage unit, contact local authorities immediately. Also, if you find a water bottle with a brown and white residue inside, this is most likely the noxious aftermath of a shake-and-bake cook. Don’t touch the bottle, and contact local authorities right away.

    Home owners and self Storage

There are a number of reasons why a home owner would need to use self storage; the list never seems to stop growing along with all the different things we seem to be accumulating at a very rapid rate..

I’m sure with you being the home owner you can think of more then what I am about to list as well. If you think about it how much left over space do you really have in your home? I’m talking about space that can be utilized and put to good use.  I know that I don’t have any extra room to put things in my house. If you have younger kids that just makes this battle even that much harder to fit it all.

My husband says the bigger the house the more stuff you try to put in it. Most people have the same issue as I do if you want something you have to clean something else out first not a fun day project for anyone. Most of us feel that in its self is a pain to have to take care of! Like your life is not busy enough without that. I can say mine is for sure. And don’t think the kids will help with this even know half of it is toys they don’t play with. How do you pick what you would like to keep or what you don’t need but still want to keep? Some of our things have a value that money couldn’t total up to. For an example how many people really use the old china or fake fur that grandma gave you? Yup you know the ones that are very ugly and have that old farm look to them and you’re never going to use. I call that kind of stuff have to keep just because someone special gave it to you. So what do we do take it out of the closet by the front door and put it in a Self Storage facility.

Everything that you have not touched in months or years if it has not been used but you want it then you should take it to the storage unit. Let’s talk about all the holiday decorations that are in the basement, garage, and closets or where ever you can shove them. So it’s no secret that the man of the house always thinks the garage is his  and always has an issue with storing things in it to clutter his working space. What about all the baby stuff you have from you first born that you don’t want to toss in the trash because if you have a second then you need to waste money on things you could have saved. That’s the reason we put stuff in storage. This one is for the males of the self storage users, what about your toys?

We all know that some of you have more than one car or truck and only a one car grade. Not to mention the motorcycles, dirt bikes or quads you have. Well we can help with that too. The one that makes me smile is when someone comes in and says “hi I need a unit my kid just came home from school”. So I ask ok what are you storing and I always get the whole room we turned in to an office, exercise, family, or a room where they start to put the things they collect. For an example dad made the room in to a cast iron car museum and mom made it a sewing room that she really doesn’t use much. If you have an office and need to keep files for a few years but just do not have the room then that is one  people that use self storage for. We also know how hard it is to remodel a home if you have to keep shifting things from one room to the other for work space.

Storage Station recommends that you put it in a Self Storage unit and that would make less work for you and save  time; also you will have way less stress to deal with when doing it that way. A really good reason in my opinion is the flooding and damage to people’s homes that may have been done by the last few storms we had I.E. Irene and Sandy. People took action this year before the storm hit in the Wayne area and put all their belongings in storage.

Everything that was on ground level or outside was moved to a safer location. They put so many different things in these units like lawn furniture, bikes, grills, canopies, bedroom furniture, living rooms, dining room sets, boxes of things they thought may get wet or damaged. You will pay maybe a few hundred dollars to store you goods but in the long run it would be worth it. If you take the time to think about it and estimate the amount of money your things are worth you would be surprised. Now take in to consideration that if you bought them a few years back the value of it would be less but the coast to buy it again is more. I know it seems unfair but that is the coast of living and it goes up every year like lock work. So in the end it may be a little bit more work but it will save a ton of money. Everyone can use all the money they can get these days. We are glad that people are safe.

While things can be replaced and loved ones can not it still pays to take a little extra time and spend a few more dollars for the piece of mind that you’ll get moving your possessions out of harms way.  In the end whatever reason you as a home owner may have to store you are always welcome to store with us at Storage Station.

This forecast is based on the survey covered by Cushman & Wakefield, approximately 7,000 facilities in the U.S. based

How To Start Your Own Self Storage Email Marketing Campaign.

Email marketing campaigns are an easy and cost-effective way of distributing information about your self storage business. Designing a campaign of this type requires little effort and can reap great rewards in terms of exposure and consumer awareness for your business. There are several free and paid options available for marketing your self storage business in this fashion. In order to start, take note of the following:

    • Find an online email marketing service – There are many good online email marketing services available to choose from, like MailChimp.com, ConstantContact.com, or EliteMail.com, etc. Most likely you’ll have to pay a small nominal fee, but by doing so you’ll have access to easy to use email marketing tools that include email templates, email list managing tools, analytics, and more. Many of them offer a free trial that you can use to determine if it is the right fit for you.

    • Create an email list – In order to send your messages, you must have a list of emails to send to. You can purchase an email list from an Internet source or use an email list compiled by yourself. Whichever the case may be, ensure that your list targets people, businesses, and organizations in your city or market area. If you have a website, it’s a good idea to place a form in your home page requesting people for their email address to receive special discounts over email.

    • Email content – Have sufficient text and a suitable message about your facility and special offers in your email. Choose a simple email template that will look professional or appropriate for the occasion. Use a couple of pictures but do not simply fill your email with them. Having too many pictures and little text could be considered as spam. Using too many words like “cheap”, “discount”, “act now”, etc... can get your email labeled as spam as well. Keep in mind that there are programs that will filter your emails for spam content. Always make sure you include your phone number, email address, and the name of a contact person in a noticeable section of the email to make it easier for customers to contact your facility.

    • Choose a short but catchy subject message – The subject line could be the most important part of your email—if it’s not interesting or catchy enough, readers possibly will not bother to open your email. Choose your subject message carefully. It should clearly and concisely summarize the content of your email; think of it as a news headline. It is also helpful to use labels on your email subject lines. For example, if the email is about a new seasonal discount, you could have [Summer Sale] at the beginning of your subject line. Remember to stay away from using more than one exclamation point, writing in all CAPS, and using too many spam words to avoid being labeled as unwanted junk mail. Many reputable email services provide spam checking tools as part of their service, so make sure you test your subject line before sending your email.

    • Opt-out option – Ensure that you give your recipients the option to opt out of your email list. Not everyone will be receptive of your email marketing efforts, especially if they feel they are being forced into it. As much as you will want to spread the word about your self storage facility, there are people who may not be willing to receive your emails. Most email marketing services will give you the option to add an opt-out link in your email templates, make sure you use this feature and that you remove any emails of people that have unsubscribe from the list before sending another email.

    • Follow up on leads – Make sure you follow up on every lead and that you ask how they heard about your facility. It’s important to know if your email marketing efforts are being effective or not so that you evaluate how much resources you will devote to it. You can choose to include a discount code on your email, this might help keep track of which sales were a result of your email marketing campaigns.

    • Be persistent, but do not spam – It might take more than one email to get a response, so keep at it and remember that marketing of this sort could take some time to see the results. Do not flood your potential consumers’ inboxes everyday. In general you should not send more than one email a week, sending more could result in people loosing interest and even labeling them as spam. Some people may unsubscribe or opt out of your email list.

There are many options available and it is up to you as the self storage business owner to choose one which you feel will work for you. Keep in mind that you can send your newsletter, link to your blog and website, and other pertinent information in your email marketing campaign. The key to success in this arena is not to overload your potential and existing customers with too much information. Consider doing an email marketing campaign when you have a special message to send out such as the launch of a new type of self storage initiative or a seasonal promotion.

What to Do Before Renting Self Storage

Renting a self storage space can be a pretty big commitment. Depending on your storage needs, you may use a self storage facility for a very long time. Some people actually store, for the sake of storing—in other words, they store indefinitely. Upon deciding to use self storage always cover the very basic necessities before you choose a facility. Take note of the following tips listed below when looking for a place to store your valued belongings:

    • Find adequate insurance

Many facilities offer insurance, while others have insurance rates built into the unit rate. Sometimes these plans will come at a higher cost. Do some independent research and find an insurance company with a monthly or yearly premium that fits your budget. Ensure that you do not under value your items. In the unfortunate event of an accident, or theft, you will want your items replaced at full cost.

    • Make a list of your items to be stored

This can assist with keeping track of your belongings, especially if you plan on storing a large number of things. If you are storing one or two pieces of large items, such as furniture, a list may not be necessary. However, if you are storing many small items in boxes, take note of the contents in each box before you place them into self storage. This also helps in the event of “foul-play”—so that you can determine if anything is missing.

    • Determine the amount of space you need

When renting online, it might be difficult to estimate how big of a unit you may need. You don’t want to rent too much or too little space. Unit sizes are often listed as 5x5, 10x 10 etc. If you are not sure how much space you will need, call the self storage facility and tell them what you will be storing in order for them to recommend an appropriate size before you reserve a unit online.

    • Inquire about the different types of units

It is good to be aware of the different unit options you may have available. Remember, self storage is not a ‘one size fits all’. You may need a specialized unit based on what you are storing. For example, if you will be storing items that need to be kept at a certain temperature to prevent mold and mildew, you may want to a consider climate controlled storage unit.

    • Purchase a high quality lock

Whether you are storing items worth a couple hundred or a couple thousand dollars, it is a given that you will want to keep them secure. Be sure to use a high-quality lock. Some self storage facilities sell padlocks on the premises, but this convenience may come for a slight bit more.

Overall, you should choose a unit that you are comfortable with. Consider the frequency in which you will use your self storage unit when deciding the proximity of a facility. A reasonable distance from your home and/or office should be ideal if you plan to visit your locker often. Make sure you have all the access and storage options that you will need in order to comfortably store your belongings. To locate a unit that is right for you, use the search option on USSelfStorageLocator.com.

Team SmartStop – Mountain Khakis – Spotlight with Champion System

Spring is Coming in the Southeast
After an unusually cold and wet couple of weeks, the guys around Winston-Salem have been getting out on the road on their shiny new Wilier bikes. Look out for a full report in next week’s update, these machines are amazing! Special props go to our mechanic, Chris Kriedl for getting the bikes built up and race-tuned so quickly. Here’s a sneak peek:

We know! What a terrible tease…gotta keep you interested though. Heads up for more about the bikes on Monday.

Sponsor Spotlight With Champion System’s Charlie Issendorf
Many of you will know Charlie as the go-to guy for our fantastic clothing sponsor, Champion System. Those of you who have been around awhile might even remember his exploits on the bike from his own days as a racer. We sat down with Charlie this past week to chat about bringing racing experience to bear on an industry job, team sponsorship, and the rapid growth and success of his company. Hope you enjoy this week’s Sponsor Spotlight!

Charlie with team alumnus, Neil Bezdek, Floyd Bennett Field 2010 – Photo Daniel McMahon

What does Champion System have to offer the customer that other companies don’t?
Where to begin?  First off, we offer value.  We offer high quality garments normally reserved for pro teams at a price the average consumer can afford.  We don’t make a “pro line” for your team – we offer high quality garments for everybody – from pros to weekend warriors.  It’s been our mantra from day one.  I mean think about it: why are we going to make one set of garments for your pro team and then secretly have another set of garments for our customers.  For example, your team loves our Razor Bib Shorts.  Our customers can buy the exact same model.  Same pattern, same fabric, same pad.  And it’s not priced so that you have to mortgage your house to buy a new kit.  Exceptional Quality.  Fair price.  That’s value.

How does a team like Smartstop-Mountain Khakis fit into that vision, both in terms of marketing, but also corporate personality/values.
Sponsoring elite athletes has always been a big part of our marketing for two reasons: 1) to promote our brand and say “Champions wear Champion System” and 2) to receive feedback from the guys in the trenches. Cycling garments perform a lot different after 5 hours of riding than they do after 2 hours of riding.  The pros are putting in the hard miles to test our garments.

We don’t just sponsor any teams and we don’t just look at results.  We have been sponsoring your team for three years now because you promote the image we want our brand to represent: clean racing, sponsor loyalty and a focus on the spirit of the teamwork.  Ideals that we believe in very strongly.  And if you can win races along the way that’s just icing on the cake.

A little bit about you: you were an extraordinarily successful amateur, back when there were still pro-quality amateurs racing in the US. How does your experience as a racer help you create a better and more competitive product?
First, thanks for the compliment.  I believe that in order to make a high quality product you must know what your fellow cyclists demand.  It’s the little things that make a difference and those are things only a serious cyclist would know.  Take our full length hidden zipper we pioneered.  I know what you are thinking – how does that improve performance?  It doesn’t.  But our customers are serious cyclists who are on sponsored teams.  Before we introduced the full length hidden zipper, if you ordered full zippers. the manufacturer would use a standard exposed jacket zipper.  The problem is the zipper would cut through the artwork.  So if your title sponsor was “Joe’s Bike Shop” their logo would read “Joe’s _ike Shop” because the “B” in “Bike” had a zipper going right through it.  Now picture you present a jersey or a team picture to Joe and he says “Umm, what happened to my logo?”  See what I mean, it’s the little things.

You (and Champion System by extension) are very active in race promotion around NYC, and your jerseys are everywhere in the country at stage races and omniums. How and why did you get into the leader’s jersey business?
When I was first hired by Champion System I said to the owners “Suppose I could guarantee the winners of some of the most prestigious races in the U.S. would be wearing Champion System?”  They asked how I was going to do that and I replied “It’s simple – we supply the leader jerseys to the best stage races and the winners have to wear it”.  Voila!  We instantly had the best racers wearing Champion System and these are races that get major publicity.  And who are photographers taking pictures of at the races?  The winners of course: wearing Champion System jerseys!  It didn’t take long before our logo started appearing everywhere – Tour of the Gila, Cascade Cycling Classic, Mt. Hood Cycling Classic, Nature Valley Grand Prix, Tour de Beauce to name a few.  But we didn’t stop there.  Let’s face it, the winner of the Pro race at the Tour of the Gila is not buying his own jersey, he’s a sponsored athlete.  But the Category 4 rider at the weekend stage race is buying our jersey so let’s support the races he/she does.  We sponsor local races all over the country from weekend stage races to local Tuesday night criterium series.  It gives riders a chance to see our quality for themselves, but it’s more than that, it’s about giving back to our community.

This year marks a big step for Champion with Lampre-Merida being the first World Tour team to ride your stuff. How will that change things for you?
You’re right – it’s a big step for us and we are thrilled to be partnering with one of the most successful pro teams of all time.  We now sponsor UCI Continental Teams, our UCI Pro Continental Team and a UCI World Tour team.  Sponsoring elite athletes forces us to continually update our products to meet their needs and those innovations trickle down to our customers.  Not to mention the fact that it “forces” us to watch live-streaming of Euro classic for, ah ummm, product research.

    Final words?
Nah, just support the companies that support the sport!

Thanks Charlie! We couldn’t have said it better ourselves. Thanks for all of your continued support.

    Plan Ahead for Spring Cleaning.

    Cleaning 101

Though we may not be able to see it past all this snow, Spring is on its way. The flowers will be blooming, sun will be shining, and your house will need cleaning. Spring cleaning is the time to give your house that deep cleaning and thorough organizing your home will need. It may seem a bit daunting if you don’t break down the task into pieces, but it’s very manageable if you are prepared for it. Here are our five tips for planning for a successful Spring cleaning.

    1. Make a to do list- Create a cleaning checklist of everything you need to do and clean during your spring cleaning. Doing this will help you not miss anything and make sure you stay on task as you go along.

    2. Stock up on cleaning supplies- Once you know what you need to do, make sure you have the supplies to do it. Go through your cleaning items, and make a list of any items you need to replace or get more of. Then head out to the store and buy them before the day (or days) of your Spring cleaning.

    3. Buy your organizational tools- Along with your cleaning supplies, you need to make sure you have the tools you need to organize as you go. Boxes, baskets, shelving and drawers are just the start of the tools you may need.

    4. Assign your tasks- Once you know what needs to be done and have what you need to do it, assign the tasks to the different members of the family. There’s no need to do it all yourself.

    5. Head over to your storage unit- Make sure to keep your storage unit in mind for any items you come across that no longer need to be kept at the house.

    Keeping Calm in Troubling Situations

As a property manager, we have to try to be ready for anything that comes our way. Now of course we can only do so much to prepare for different things. In reality we just hope that we do not have to deal with certain things that could possibly come up. If they do, we have to take a deep breath and try to find a solution for the issue. For instance, people will call about billing issues, trouble with the gate, and so forth. This morning, I had a very common problem that had the chance to go either way in terms of it being trouble.
This morning a self storage renter called me who was at her storage unit trying to get the door to open. She was a bit flustered because she was in a hurry to get to a wedding. The wedding gift she purchased was inside of her storage unit and she couldn’t get to it. She didn’t know what to do. She said she came to the office, but couldn’t find anyone to help her. She said was able to get the lock off the door but couldn’t slide the latch over. She ended up calling the number to my facility and I was there to answer it. It was a roll up door so I told her to step on the handle which pulled the door down further so she could slide the latch over. She was elated, grabbed the gift and away she went to enjoy the wedding.
This was a situation in which it could have been very bad. The door was stuck, and I might have had to go out there to calm the customer down or get someone to the facility in order to get the door over. That would have cost the company money. Luckily, I was quick on my feet in thinking and I was able to get the customer taken care of. I was very happy it wasn’t anything serious.

Online Marketing Tips For Your Self Storage Facility

The ability to plan and execute a successful online marketing campaign will make a big difference for your self storage business. Online marketing has quickly grown from simply having a company website to expanding into several new areas like social networking, online aggregators/directories, referral websites, and more. It is highly recommended that you start implementing at least one or two of these techniques in your next marketing campaign. To help you get started we have gathered information on the most popular and effective ways to market your self storage online which will enhance your existing self storage facility’s marketing strategies and help keep those storage units filled:

    • Company website

      – Having a website has now become the norm for any type of business and it’s the starting point for basic online presence. There are many options available for creating company websites like do-it-yourself website builders (Google Sites, Webs, Yola) to full-blown custom websites. A basic website with details about your self storage facility and services should not break the bank. The most important pieces of information you should have on your company website are: facility description, unit types, sizes, prices, amenities, and pictures. If your budget allows for a custom build website, be sure to hire a reputable design firm and ask for previous work samples and references. A company website will be an investment that in the long run will pay itself and will have a positive impact on your business.

    • Self Storage Aggregators/Directories

      – An online self storage aggregator/directory is an excellent option that will increase your facility’s online exposure. There are several advantages to listing your self storage business in this manner. They’re primary purpose is to provide you with customer leads. They are also cost and time efficient – many small businesses may not be able to afford to create and maintain a website so this is a viable alternative. Self storage aggregators will take care of listing the facility’s specials, units, prices, and specific information. One important feature of online aggregators is the ability to synchronize your facility’s inventory with its online profile -- this helps to keep the information always accurate and reduces the amount of time needed to set-up and maintain the facility’s profile. USSelfStorageLocator.com is one of the newest and fastest growing self storage aggregators available. They offer features such as online unit rentals, call tracking and recording, enhanced facility profile, email notifications, and activity tracking and reporting. There are other self storage aggregators available.

    • Online Business Directories

      – These list businesses according to their specific categories. Your self storage listing would be listed along with other self storage businesses either in your state or town. Services such as Yahoo Local, Bing Local Business Portal and Google Places For Business are great to start with. Listing your self storage facility in this manner will help increase your online exposure and search engine visibility as you are getting the name of your business out there in an organic manner. One very important thing to remember when listing your self storage in online business directories is to make sure all your information is accurate and uniform across all directories. For example, you can list your business on Google Places, it can be found using Google Earth. In order to list your self storage facility, you must have a Google account. Once you have a Google account, visit Google Places and enter the information for your business. It is completely free of cost and very beneficial to your business.

    • Social Media

      – This is perhaps the most cost effective online marketing strategy currently available. Many of the features that are offered by the various social media platforms – Facebook, Twitter, YouTube, LinkedIn – are completely free of cost. Social networking is extremely popular. Facebook alone has over 100 million users. Therefore, you can reach a large number of people with very little effort. The establishment of a Facebook or Twitter page will only begin to scratch the surface of what you can accomplish marketing via social media. You have to be interactive. Remember, people prefer to interact with self storage businesses which are represented by real people – not automated bots which routinely post status updates forcing a product on the consumer. Try to answer the questions which your website did not (if you have one) on your social networking pages and take careful note of what users are saying about your business. Using Twitter, it is easy to search in real time what every user (with unprotected tweets) is saying about any topic. You can use this feature to find out what people are saying about self storage and target your marketing efforts more efficiently. You can use Youtube to show videos of your self storage facility. This is helpful if you want to give users who rent online an idea of what to expect from your facility before they commit to rent. Adding your videos to Youtube is easy. You first need a valid email address to create an account. Then, choose ‘upload’ from the upper right hand corner. You can record a video from your webcam or navigate to a video file on your computer. Videos can be up to 15 minutes in length, HD, and in a variety of formats. When you’re done, you can auto share your video across different social media platforms such as Facebook or Twitter. It’s that simple.

    • Referral Services
