Using a Self Storage Unit as a Business Location

Have a small business or looking to start one and need a location? Is office and warehouse space too expensive? Looking to cut back on the monthly expenses? A self storage unit might just be a creative and affordable solution. At a recent business forum earlier this year, Steve Wilson of Hide-Away Storage in Sarasota, Florida, discussed ways that small business owners and entrepreneurs can use self storage. “Self-storage can save small businesses a lot of money by giving them great flexibility with a comparatively low dollar commitment,” said Mr. Wilson. He explained further, “There are no long-term leases with self-storage”. Of course you can use the storage unit as is intended for storage; extra inventory and materials as many businesses are cutting overhead and downsizing. So they are opting to use storage units for everything not needed on a daily basis.

Mr. Wilson went on further to explain some of the uses his customers have used their storage units:

  • One customer designs and builds custom bathrooms and uses his unit as a showroom and to warehouse the items he builds.
  • One company stores refurbished copies until they are sold.
  • Medical sales representatives are able to accept and store shipments of samples and sales materials.
  • An interior decorator uses the unit to display carpet and home décor samples.
  • Buying and selling through Craig’s List or eBay, inventory can be stored.
  • Because of local zoning restrictions small lawn care companies, electricians, and plumbers store their equipment as well as their commercial vehicles.

It seems as if Mr. Wilson is not the only storage facility allowing businesses to be operated out of a storage unit. According to an article in Honolulu Magazine, a Honolulu storage facility has tenants that have used their storage units for various business enterprises: a personal training studio, practice studio and storage space for a band, a toy collectible shop, a bicycle repair shop and even an attorney’s office. Yes, Family Law Attorney, Pablo Quiban practices out of a storage unit. He has his desk, cell phone, copier and all his books and it’s convenient to his home and the courts. His customers don’t have a problem with the locale of his office, says Quiban, “They’ve been receptive to it. There’s free parking—downtown it’s ridiculous—and it’s just a matter of giving people the right directions. I say just look for the Burger King and hang a left!” He says he is there to stay as long as the cases keep coming. But before you set up office in a storage unit, check with the facility to see if human occupancy is allowed.

Since commercial office or warehouse space can be costly, a self storage unit can be quite reasonable and allows much flexibility since you don’t need any long term contracts. And some storage facilities might give discounts for longer term rentals. Additionally, some facility owners may offer to install the necessary electric, phone, and internet outlets as well as offer other services such as receiving and unpacking deliveries.

However, before renting any unit, check out the facility location to determine if it fits your needs, that the site is well maintained and properly secured. You want your belongings to be safe, so security is important. Keep in mind that when opening any business, be sure to check local zoning laws and secure any necessary business permits and licenses. Also check into comprehensive insurance or you can elect to purchase coverage from the facility. Running a business is expensive, so any way you can save to improve your bottom line will help your business become more successful. And as far as the self storage facility owners, having business tenants will help occupancy rates and your bottom line as well.

What are some reasons we may need storage?

Not everyone needs to rent a self storage unit. Some people have garages, attics, basements or some place to put things out of the way. But as we all know there are some of us that just are not that lucky to have those spots to tuck our things away.

I can tell you that it is not easy to keep anything that you do not use every day in an apartment that you are renting. If you move to a smaller home and just do not feel comfortable getting rid of all your extra stuff. Who knows your children may need something after college. And we all hate to say it but what if a family member passes away. You need time to go through all of their belongings and still sell the house that has 50 years worth of different things that have found their place in that home.

This is something that I see all the time you have your own year’s worth of clutter in your home and maybe your garage or shed as well. Home owners and self Storage

There are a number of reasons why a home owner would need to use self storage; the list never seems to stop growing along with all the different things we seem to be accumulating at a very rapid rate..

I’m sure with you being the home owner you can think of more then what I am about to list as well. If you think about it how much left over space do you really have in your home? I’m talking about space that can be utilized and put to good use.  I know that I don’t have any extra room to put things in my house. If you have younger kids that just makes this battle even that much harder to fit it all.

My husband says the bigger the house the more stuff you try to put in it. Most people have the same issue as I do if you want something you have to clean something else out first not a fun day project for anyone. Most of us feel that in its self is a pain to have to take care of! Like your life is not busy enough without that. I can say mine is for sure. And don’t think the kids will help with this even know half of it is toys they don’t play with. How do you pick what you would like to keep or what you don’t need but still want to keep? Some of our things have a value that money couldn’t total up to. For an example how many people really use the old china or fake fur that grandma gave you? Yup you know the ones that are very ugly and have that old farm look to them and you’re never going to use. I call that kind of stuff have to keep just because someone special gave it to you. So what do we do take it out of the closet by the front door and put it in a Self Storage facility.

Everything that you have not touched in months or years if it has not been used but you want it then you should take it to the storage unit. Let’s talk about all the holiday decorations that are in the basement, garage, and closets or where ever you can shove them. So it’s no secret that the man of the house always thinks the garage is his  and always has an issue with storing things in it to clutter his working space. What about all the baby stuff you have from you first born that you don’t want to toss in the trash because if you have a second then you need to waste money on things you could have saved. That’s the reason we put stuff in storage. This one is for the males of the self storage users, what about your toys?

We all know that some of you have more than one car or truck and only a one car grade. Not to mention the motorcycles, dirt bikes or quads you have. Well we can help with that too. The one that makes me smile is when someone comes in and says “hi I need a unit my kid just came home from school”. So I ask ok what are you storing and I always get the whole room we turned in to an office, exercise, family, or a room where they start to put the things they collect. For an example dad made the room in to a cast iron car museum and mom made it a sewing room that she really doesn’t use much. If you have an office and need to keep files for a few years but just do not have the room then that is one  people that use self storage for. We also know how hard it is to remodel a home if you have to keep shifting things from one room to the other for work space.

Storage Station recommends that you put it in a Self Storage unit and that would make less work for you and save  time; also you will have way less stress to deal with when doing it that way. A really good reason in my opinion is the flooding and damage to people’s homes that may have been done by the last few storms we had I.E. Irene and Sandy. People took action this year before the storm hit in the Wayne area and put all their belongings in storage.

Everything that was on ground level or outside was moved to a safer location. They put so many different things in these units like lawn furniture, bikes, grills, canopies, bedroom furniture, living rooms, dining room sets, boxes of things they thought may get wet or damaged. You will pay maybe a few hundred dollars to store you goods but in the long run it would be worth it. If you take the time to think about it and estimate the amount of money your things are worth you would be surprised. Now take in to consideration that if you bought them a few years back the value of it would be less but the coast to buy it again is more. I know it seems unfair but that is the coast of living and it goes up every year like lock work. So in the end it may be a little bit more work but it will save a ton of money. Everyone can use all the money they can get these days. We are glad that people are safe.

While things can be replaced and loved ones can not it still pays to take a little extra time and spend a few more dollars for the piece of mind that you’ll get moving your possessions out of harms way.  In the end whatever reason you as a home owner may have to store you are always welcome to store with us at Storage Station.

In Our Travels

Curtis Winsor, of Charlottesville, VA, one of our new signings for 2013, just dipped his toe in for his first race of the year and finished a strong second from a long breakaway with former Team Mountain Khakis and Time Development rider, Mike Stoop. It’s always nice to know what our alumni are up to, and always good to see our current guys on the podium. Here’s Curtis’s report:

Yesterday was my first race of the season at the William and Mary road race in Williamsburg, VA. It was 40ish, with a light rain, and a mostly flat course with one big kicker, and 59 miles to race. 3 miles in I attacked, went over the existing break and got a gap. Former MK rider mile stoop was coming across, so I sat up a bit and he bridged. We two man TT’d the whole day and managed to barely hold off the attacking field behind. He was stronger in the last lap and

outgunned me for the win. I came across second. He was straight up moving! We had a maximum gap of 90 seconds and only 20 on the last lap. The field was breathing down our necks, for sure, and they were only a handful of seconds behind on the line.

I was happy because it was hard the whole time, but I had trouble with the short poppy stuff towards the end.

Congrats on a strong ride Curtis, and good luck on that short poppy stuff! We’ll see what we can do for that at camp!

Some of our guys have been sticking to the tried and true plan of many domestic US professionals and spending a large chunk of the winter in Tucson, AZ. Adam Myerson and Isaac Howe checked in and sent some photos of their rides and antics in the desert, Looks like Isaac took the clean tattoo pledge! Good for you, Isaac, we look forward to seeing you post up and flex that ink some day soon.

New Year’s Resolutions – How many have you broken already?

When it comes to New Years Resolutions, let's face it: we're not quite as good at keeping them as we'd like to think. Sure, we all have the best intentions with New Years goals and resolutions - maybe we want to lose weight, or improve our social or love lives, or learn a new language, or whatever. But when it comes right down to it, well, it just doesn't quite go like we planned, does it?

Whether your New Year's Resolution in 2013 was to get fit and lose weight, or get all situated and clean out everything around your house and put it in a self storage unit, surely you've broken one of them by now. Which resolution have you had trouble with? And where are you falling, only to get picked back up and move on with a new focus and a new set of ideas moving forward?

Weight Loss Is Tough

After all, weight loss is a long-term game that won't be won in a single day or week; don't make it a short-term goal with failure attached, but rather a long-term goal and situation that leaves you focusing more and more on each and every day, instead of failing big time looking at the big picture.

No matter what you are or how you live, chances are you've got a lot of extra stuff just lying around - stuff that you might find value in and want to keep, of course, but that isn't exactly conducive to your living space or living situation. Give Your Mom a Storage Unit for Mother’s Day!

Mother’s Day is right around the corner and men everywhere are scrambling for just right Mother’s Day gift. Many of those same men probably are thinking about purchasing yet again, another item for Mom, something that will just take up more space. Why not give Mom, something she has been asking for? A self storage unit!

I know, I know your wife has not been asking for a storage unit. But if you wife is like me, she has been asking you or maybe even nagging you to clean out that garage, shed, yard or extra room in the house. You know get rid of some of that junk, uh stuff you are saving…… saving for I don’t know what. You know that stuff, the stuff you just can’t bear to get rid of. The stuff, you just might need again someday, right. Sure I know it’s good stuff after all.

So here’s my suggestion for a Mother’s Day gift. A gift that might just make Mom and yourself happy at the same time! Maybe even save your marriage. Ok, I’m stretching that one.

But seriously, if there is a room that your wife has been asking you to clean out, now would be a good time. And it would be a great Mother’s Day Gift too. So go through the garage, shed or whatever room she wants you to clear out. Separate the things you might need or use in the next few months from the things you might use only once a year. Discard the things you know you will never use again, that is if you have any, lol. Do an internet search for a storage facility near you: example go to self storage in Houston or whatever city you reside in. There should be several self storage places to choose from and you can reserve your unit right online.

Once your unit is booked, you can begin to move all the stuff you need or want to save to your new self storage unit, thereby cleaning out that space your wife wants cleaned out. Want to make this gift even more special? Spruce up the newly cleared out space with a fresh coat of paint or window treatments etc. Ok, I know, now I’m pushing it. Although a potted spring plant would be a nice touch.

Just think how happy your wife will be to be able to park her car in the garage. Or how happy she will be when she is working with her orchids on her new potting bench in the shed. Or how much fun she will have redecorating the new guest room or working on her crafts in her new space.

See, a self storage unit can be the perfect Mother’s Day gift after all.

Self Storage And The American Dream

We all have visions of what the American Dream is.  A white picket fence surrounding a lush green yard, where our children are playing in the sprinkler as Bubba the bulldog chases them around barking in pure joy.  The Jeep Liberty and Toyota Camry are parked in the two car garage of the four bedroom, two story Cape, with a fire pit and patio in the back yard, where Dad is out grilling hot dogs on his new Weber grill, for everyone to enjoy in the spring time sun.  While everyone’s idea of the American Dream may be a little different, most can agree that it’s what we all strive to attain.  In the not so distant past, America was the land of “milk and honey” where anything we wanted was within our reach, and all of our dreams were at our fingers tips.  Now fast forward to today.  The American Dream is not exactly the same as it once was just a few short years ago, due to the economy, and the decline in both the housing and job markets.

It seems like only yesterday, spending the weekend on the lake in our new 16 foot Wellcraft boat was a common occurrence, and putting an in-law apartment addition above the garage for Grandma was the norm.  Today though, simply paying our bills on time has become a dream to some of us.  The boat out on the lake has given way to weekends spent at home, remembering the “good ole days”.  With the unemployment rate being what it is, whatever play money we may have had, has disappeared as quickly as it came.  Millions of Americans sit at home, hoping they get the call back from the interview they went on last week.  That interview being the only one they’ve had in six months because many of our local employers are not hiring or have even closed up shop all together.  The in-law apartment for Grandma, has now turned into Grandma taking over one of the kids bedrooms, forcing little Timmy to share his room with his younger brother.

Many Americans have been forced to make drastic decisions due to job loss and other external factors, which have altered their lives significantly.  Seeing 10 houses for sale on any given street is not uncommon, and many families have been forced to move back in with their parents or in-laws to help make ends meet.  While we here at Storage Station understand the plight of the everyday man and woman who are faced with making these decisions, just know that we are here to help in your time of need.  We understand that along with having to make these life altering changes, comes an enormous amount of stress.  The stress that comes from trying to figure out what you are going to do with all of your belongings from your old home, while you get back on your feet so to speak.  The stress that comes from making sure that your items are stored in an easily accessible and local facility, that you can get to your items if you need them.  Moves of this nature are never joyous, and ultimately, your goal is to get yourself caught up and back into a home of your own.

Relocation Primer … Part 2

Part 1 dealt with how to go about getting information on your new area and steps to take that will have you ahead of the game. One of the most effective things you can do is to make a detailed plan. This will ensure everything gets done and you won’t forget anything important. Now that you’ve decided what areas appeal to you, there are a couple of steps you need to take to make your transition a smooth one:

  • Decide your moving date.

  • Find your apartment or house. If it’s an apartment, get the paperwork started to sign the lease. If it’s a house, go ahead and put a contract on the property.

  • Contact a realtor in your area to find out your options for either renting out your current home or putting it on the market.

Back to School Tips for an easy transition

Gotham Mini Storage Boasts Killer Views of Manhattan–Along With a ‘Very Personable’ Approach

As I neared the corner of 10th Avenue and West 39th Street in Manhattan, NY, I briefly glanced down at Google Maps to ensure the blue beacon was floating along in the right direction. As I raised my head again from the screen of my cellphone, it hit me: I’d never felt so ridiculous. I was searching the map for the six stories of brightly branded red-and-yellow architecture that already was towering over me. Even without its bold doorframe, designed after the distinctive “G” in Gotham Mini Storage’s logo, you’d have to be blind to miss the colorful exterior of one of the latest competitors in New York City’s self-storage market.

Aiming for Perfection
But I soon found out minutes into a tour with the facility’s manager, Adam Goldstein, that it wasn’t just the branding that Gotham’s team got right. The tightly knit team, who’d joined forces only last December when Gotham opened its doors, has a firm strategy far beyond simple red-and-yellow paint and an LED sign hanging from the building’s face. The spotless lobby spoke for itself—and spoke volumes about Gotham’s detail-oriented staff. The north wall of the entry displayed an array of neatly presented items for sale: tape, plastic wrap, boxes, bags and locks. Opposite that wall, front-desk workers shared a wall with a waiting area where visitors could partake of candy, coffee and doughnuts.

“A lot of storage in Manhattan is dirty. It’s dark, the standards are low, the staffing is not quality staffing. And I’m not saying that’s the case for all places, but I’m going by what our clients come in and tell us,” Goldstein said as he led me into the facility’s loading area.

Looking around, I saw the climate-controlled, drive-in loading area. I imagined all of the times I’d been forced to move or load freight outdoors in the dead of winter. “So, I want to keep that bar very high. Perfection is really what we’re looking for—cleanliness, spotlessness,” Goldstein said.

If the heated garage and numerous parking spaces were any indication of Goldstein’s goal, the team appeared to be on track.

Big Presence in the Big Apple
From the drive-in loading garage on the first floor, Goldstein led me into the largest elevator I’d ever laid eyes on. The enormous elevator is one of two at Gotham Mini Storage; each is designed to hold an entire vehicle for loading and unloading—not only could you drive up to the elevator, but you could drive into the elevator.

“What’s great is, we’re very personable here,” Goldstein said of his colleagues on our way to the sixth floor. “We don’t work on commission; we work together as a team. If somebody comes in and deals with me, they can come back and deal with Kaley, Amanda or Alex. It’s a laid-back atmosphere, not a high-pressure-sales type of thing.”

Goldstein and I continued through the carpeted corridors of each floor as he pointed out the various unit sizes available—from 4×4 lockers to 80×20 rooms. Then, we arrived at a prime piece of self-storage real estate on the east side of the building: a striking view of mighty Manhattan. Goldstein said this feature has some tenants scrambling to sign up with Gotham, happily paying extra for units with a skyline view. From the picture windows, I could see nearly every major building on the skyline.

“When you think of storage in Manhattan, you think of a cubicle—a little square thing, something like that,” Goldstein said. “If you want something ‘huge’ in Manhattan, you’re looking at a 10×10. Here, we’ve got 10×10, 10×15, 10×20. We’ve got incredibly large units here that nobody else has out there.”

What’s more, the units are adaptable to meet the needs of all types, from the New Yorker with too much stuff to cram into an apartment to space-strapped business owners with surplus inventory. Shelves, lights, clothing racks and 11-foot ceilings can be manipulated to meet a customer’s special needs. And in the spirit of true innovation, some of the 2,000 units even feature doors on both sides to maximize space on the inside—you can’t ever bury anything in the back of one of these spaces.

Expansion on the Horizon
So, how is Gotham Mini Storage able to offer such out-of-the-ordinary amenities? Goldstein gives credit to the owners—Steve Schwartz and Jack Guttman.

“You’ve got these big companies, the big-box store kind of storage, where it’s all about investment. It’s about investors putting money in and pulling the money back out. So at the end of the day, you don’t have quality staff behind the counter, because they’re not willing to pay them,” Goldstein said. “And the facilities wind up falling apart because they don’t want to put money into the facility.”

Goldstein added: “If I tell the owners, ‘Hey, I need something,’ they say, ‘Go order it.’ It’s not like a big business, where I tell it to my district manager who tells it to his regional manager, and your idea never even makes it to the top.”

Already, Goldstein, Schwartz and Guttman have set their eyes on expansion. Planning is under way for a Gotham location in the New York City borough of Brooklyn. A 2014 grand opening is planned.

How to Prepare Your Vehicle For Long Term Storage

Whether you are a collector of cars or traveling abroad, there are many reasons you might need to store your vehicle for an extended period of time.  Taking a few easy steps can be taken to ensure your vehicle remains in the same condition as the day that you put it into storage…

Paperwork – Make sure all of your documents are in order.  If you need to renew your registration or insurance policy do it prior to storing your vehicle to prevent any problems when the time comes to take it out of storage.

Engine Oil – Change your engine oil and oil filter.  You may also want to consider changing your transmission fluid and brake fluid if you are going to be storing a long time and you haven’t done so in a few years.

Cleaning Your Vehicle – It is essential to perform a thorough cleaning of your vehicle both inside and out.   Wash, buff, and wax the exterior.  Remove all trash and debris from the in interior and the trunk to make sure there is no odor build up.  Treat leather seats, and clean the windows and windshield with Windex.

Battery – Fully charge your car battery, and then disconnect the battery cables.  Failure to do so will result in a slow drain, and your car won’t start when you return.

Critters – Make sure you don’t leave any openings for critters to invade your vehicle.  Close all windows, place a piece of steel wool in the exhaust pipe, and use a garbage bag to clog the air intake.  Leave a note with the car keys to remind you to remove these items from the air intake and exhaust pipe that would cause serious problems.

Tires – Place your vehicle on jack stands while storing to prevent flat spots in your tires.

People go to college for many years to become counselors. These people really want to be able to help those that are in need. They want to be able to help turn the hard, emotional life of a person around for the better. They stay deep in the books and they do a lot of research to be able to speak into the life of a person that is going through some dramatic and hard times. Counselors know that people will come to them with their concerns and they feel they must find a way to help them out. Many get involved in counseling where other people get involved in counseling for the money potential. It would seem though that people find other methods in order to get their problems off of their chest without paying a counselor.
I spoke with someone who was in an unfortunate situation due to some recent hard times. She was very tight on money and needed to move from her current living situation immediately. She did not know how she was going to pay for everything. I told her I would try to get her the best possible deal.  I found her an inexpensive unit that included the first month for rent free of charge. She only had to come up with about twenty five dollars to get moved in to a large unit. That just made it that much easier for her to pay for a few other things that were greatly needed. She was so happy she was crying.
Sometimes when a customer calls in they have a situation that they do not know how to solve. With that said, some property managers actually become counselors because they are there to listen, help and make suggestions for the customer. When the customer realizes that the property manager knows what they are talking about, they will be more than happy to take their advice and their suggestions. Usually you will find that the customer will be pleasantly surprised with the outcome. Property managers have helped so many people in the self storage industry not just with self storage, but also with their situation. It would seem as if most self storage property managers are self storage counselors.
